<br />TRUSTEE'S DEED
<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about July 12, 2002, by and
<br />between RAYMOND F. GRAHAM, JR., a single person, Trustor, and FIRST AMERICAN
<br />TITLE INS. CO., Trustee, PRIMARY RESIDENTIAL MORTGAGE INC., A NEVADA
<br />CORPORATION, Beneficiary. Said Deed of Trust was recorded on August 5, 2002 as Instrument
<br />No. 2002-08149 of the Mortgage Recards of Hall County, Nebraska. Said Deed of Trust having
<br />been assigned by virtue of an Assignment dated August 8, 2002 to MORTGAGE ELECTRONIC
<br />REGISTRATION SYSTEMS, INC., and which was filed for record on August 27, 2002, as
<br />Instrument No. 2002-08980 and subsequently assigned to U.S. BANK, N.A., by virtue of an
<br />assignment dated October 22, 2010 and filed for record on October 27, 2010, as Instrument No.
<br />2010-07942 of the Mortgage Records of Hall County, Nebraska. GREGORY L. GALLES was
<br />appointed Successor Trustee by virtue of a Substitution of Trustee dated November 12, 2010, and
<br />recorded November 29, 2010 as Instrument No. 2010-08835 in the Office of the Register of Deeds
<br />for Hall County, Nebraska. GREGORY L. GALLES, Grantor, in consideration of the sum of Sixty-
<br />Nine Thousand Nine Hundred and 00/100 Dollars ($69,900.00) and other good and valuable
<br />consideration received from NICE HOMES, INC., does hereby grant, bargain, sell, convey and
<br />confirm unto NICE HOMES, INC., (hereinafter "Grantee" where appropriate), the following-
<br />described real property in Hall County, Nebraska, to wit:
<br />LOT 20,1N BLOCK 5, IN BEL AIR ADDITION, AN ADDITION TO THE
<br />CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA.
<br />to have and to hold the above-described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That RAYMOND F. GRAHAM, JR., as Trustor, failed to pay to Beneficiary payments
<br />which were contractually due, and the Grantor, at the request of the Beneficiary, elected to
<br />declare the entire unpaid principal balance, together with interest thereon at once
<br />immediately due and payable.
<br />2. That a Notice of Default as required by § 76-1006 was filed by Grantor on November 29,
<br />2010, as Instrument No. 2010-08836 in the Office of the Register of Deeds of Hall County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.
<br />3. That the Trustor failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on January 18, 2011, as Instrument No.
<br />2011-00348 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of said
<br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.
<br />5. That Grantor as required by § 76-1007 published a Notice of Trustee's Sale to be held on
<br />February 25, 2011, at 10:00 a.m. in the lower lobby of the Hall County Courthouse, 111
<br />West First Street, Grand Island, Nebraska. Said Notice was published in Grand Island
<br />Independent, a legal newspaper of Hall County, Nebraska, once a week for five consecutive
<br />weeks commencing on January 6, 2011, and ending February 3, 2011. The last publication
<br />notice was at least ten days prior to the Trustee's Sale scheduled for February 25, 2011 and
