<br />TRUSTEE'5 DEED
<br />KNOW ALL MEN BY THESE PRESENTS:
<br />That a Deed of Trust was made and entered into on or about May 10, 2007, by and between
<br />Jeremiah J. Weinmaster, a single person, as Trustor, and Mortgage Electronic Registration Systems,
<br />Inc., Beneficiary, wherein Thomas F. Vetters was named Trustee. This Deed of Trust was recorded
<br />May 11, 2007 in the Records of the Register of Deeds of Hall County, Nebraska as Instrument No.
<br />2007-03860.
<br />On or about October 15, 2009, Mortgage Electronic Registration Systems, Inc., Beneficiary,
<br />assigned all of its right, title and beneficial interest in the Deed of Trust to Nationwide Advantage
<br />Mortgage Company. The Assignment was recorded October 23, 2009, in the office of the Register of
<br />Deeds of Hall County, Nebraska, as Instrument No. 2009-08478.
<br />Camille R. Hawk, Attorney at Law, has been appointed Successor Trustee, pursuant to a
<br />Substitution of Trustee filed for record with the Register of Deeds of Hall County, Nebraska.
<br />Hereinafter the Successor Trustee, Camille R. Hawk, Attorney at Law, will be referred to as
<br />GRANTOR.
<br />The GRt�NTOR in consideration of Sixty-Six Thousand Eighty-Two I)ollars and Sixty-Nine
<br />Cents ($56,082.69) and other valuable consideration received from Nationwide Advantage Mortgage
<br />Company, hereinafter GRANTEE, does hereby grant, bargain, sell, convey and confirm unto
<br />GRANTEE the following described real property in Hall County, Nebraska:
<br />The West Fifteen Feet (W15') of Lot Thirty-Seven (37), and all of Lot
<br />Thirty-Six (36), and the East Eleven and One-half Feet (E11.5') of Lot
<br />Thirty-Five (35), all in Block Three (3), Blain Addition, an Addition to
<br />the City of Grand Island, Hall County, Nebraska, inclusive of the affixed
<br />manufactured home thereon described as Year: 1976, Manufacturer:
<br />Roker Industries, Model # N-701, Serial Number R1107-0136A&B, Size:
<br />48.0 x 24.0
<br />To have and to hold the above-described premises together with all tenements, hereditaments and
<br />appurtenances thereto belonging unto the GRANTEE, and to the GRANTEE' S successors and assigns
<br />forever.
<br />GRANTOR does hereby covenant with the GRANTEE and with the GRANTEE'S successors
<br />and assigns:
<br />(1) That Jeremiah J. Weinmaster, a single person, as Trustor, failed to pay the Beneficiary
<br />payments which were contractually due, and the GR.ANTOR, at the request �f the Benefici�ry, elec±ed
<br />to declare the entire unpaid principal balance, together with interest thereon, at once immediately due
<br />and payable.
<br />(2) That a Notice of Default was recorded by GRANTOR on October 23, 2009, as
<br />Instrument No. 2009-08480, in the records of the Register of Deeds, Hall County, Nebraska. Within ten
<br />(10) days thereafter, a copy of the recorded Notice of Default was mailed by certified mail, postage
<br />prepaid, to all parties entitled to notice, pursuant to said Deed of Trust and in compliance with Neb. Rev.
<br />Stat. § 76-1008 (Reissue 2003).
