<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about December 31, 2007, by
<br />and between ERIC S. CHRISTIAN aJkJa ERIC CHRISTIAN and DANIELLE CHRISTIAN
<br />a/k/a DANIELLE M. CHRISTIAN, husband and wife, Trustors, and U.S. BANK TRUST
<br />COMPANY, NA, Trustee, HOME FEDERAL SAVINGS AND LOAN ASSN OF GRAND � .�"�
<br />ISLAND, Beneficiary. Said Deed of Trust was recorded on January 2, 2008 as Instrument No.
<br />20080001 S in the office of the Register of Deeds for Hall County, Nebraska. Said Deed of Trust
<br />having been assigned by virtue of an Assignment dated December 31, 2007 to U.S. BANK, N.A.,
<br />and which was filed for record on January 24, 2008, as Instrument No. 200840594 in the office of the
<br />Register of Deeds for Hall County, Nebraska. GREGORY L. GALLES was appointed Successor
<br />Trustee by virtue of a Substitution of Trustee dated September 22, 2010, and recorded October 25,
<br />2010 as Instrument No. 201007848 in the office of the Register of Deeds for Hall County, Nebraska.
<br />GREGORY L. GALLES, Grantor, in consideration of the sum of Eighty-Five Thousand Six
<br />Hundred and 00/100 Dollars ($85,600.00) and other good and valuable consideration received from
<br />"Fannie Mae a/Wa Federal National Mortgage Association", does hereby grant, bargain, sell,
<br />convey and confirm unto "Fannie Mae a!k/a Federal National Mortgage Association",
<br />(hereinafter "Grantee" where appropriate), the following-described real property in Hall County,
<br />Nebraska, to wit:
<br />LOT ELEVEN (11), WESTROADS ESTATES THIRD
<br />SUBDIVISION, IN HALL COUNTY, NEBRASKA
<br />to have and to hold the above-described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />That ERIC S. CHRISTIAN alk/a ERIC CHRISTIAN and DANIELLE CHRISTIAN
<br />a/k/a DANIELLE M. CHRISTIAN, as Trustors, failed to pay to Beneficiary payments
<br />which were contractually due, and the Grantor, at the request of the Beneficiary, elected to
<br />declare the entire unpaid principal balance, together with interest thereon at once
<br />immediately due and payable.
<br />2. That a Notice of Default as required by § 76-1006 was filed by Grantor on October 25, 2010,
<br />as Instrument No. 201007849 in the office of the Register of Deeds of Hall County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.
<br />3. That the Trustors failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on December 20, 2010, as Instrument
<br />No. 201009475 in the Office of the Register of Deeds of Hall County Nebraska. A copy of
<br />said Notice of the time and place of the sale was thereafter mailed to all parties entitled to
<br />notice pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.
<br />5. That Grantor as required by § 76-1007 published a Notice of Trustee's Sale to be held on
<br />February 3, 2011, at 10:00 a.m. at the Hall County Courthouse, l l l W. 1 st St., Grand Island,
<br />Nebraska. Said Notice was published in the Grand Island Independent, a legal newspaper of
<br />Hall County, Nebraska, once a week for five consecutive weeks commencing on December
<br />20, 2010, and ending January 17, 2011. The last publication notice was at least ten days prior
