<br />YOU ARE HEREBY GIVEN NOTICE OF DEFAULT under a Deed of Trust executed � 5v
<br />April 7, 2005, by ANSELMA ARRIAZA, a single person, Trustor, in favor of MORTGAGE
<br />ELECTRONIC REGISTRATION SYSTEMS, INC., as Beneficiary, and COMMERCIAL
<br />FEDERAL BANK, A FEDERAL SAVINGS BANK, as Trustee, and which was filed for record on
<br />Apri18, 2005, as Instrument No. 2005-03123, of the Mortgage Records of Hall County, Nebraska.
<br />Said Deed of Trust was assigned by the original Beneficiary, MORTGAGE ELECTRONIC
<br />REGISTRATION SYSTEMS, INC. to U.S. BANK, N.A., by virtue of an Assignment dated
<br />December 9, 2010, and filed for record on December 16, 2010, as Instrument No. 2010-09384 of the
<br />Mortgage Records of Hall County, Nebraska. GREGORY L. GALLES has been appointed as
<br />Successor Trustee, replacing COMMERCIAL FEDERAL BANK, A FEDERAL SAVINGS
<br />BANK, by virtue of a Substitution of Trustee filed for record in the Register of Deeds Office of Hall
<br />County, Nebraska. Said Deed of Trust conveys property legally described as follows:
<br />THE SOUTH 64 FEET OF LOT 5, BLOCK 19, H.G. CLARK'S ADDITION TO THE CITY OF
<br />GRAND ISLAND, HALL COUNTY, NEBRASKA.
<br />Said default under the terms of the Deed of Trust has occurred by virtue of the non-payment of the installment
<br />payments due under the Deed of Trust. In addition, Trustor is hereby liable to the Successor Trustee,
<br />GREGORY L. GALLES, for all fees and costs associated with this default and recoverable pursuant to
<br />Nebraska statute § 76-1012.
<br />By virtue of said default, Successor Trustee has determined to sell or cause to be sold the trust property
<br />to satisfy the obligation referred to above.
<br />The default may be cured within one (1) month of the filing of this Notice, and the obligation and
<br />Deed of Trust may be thereby reinstated as provided in § 76-1012.
