<br />KNOW ALL MEN BY THESE PRESENTS that PATRICIA D. SCHNEIDER, is the
<br />5uccessor Trustee under a Deed of Trust made and entered into on or about August 27, 2007, by and
<br />between HEATHER G. REDDING and CORY E. REDDING, wife and husband, Trustors, and
<br />U.S. BANK TRUST COMPANY, NATIONAL ASSOCIATION, Trustee, FIVE POINTS
<br />BANK, Beneficiary. Said Deed of Trust was recorded on August 28, 2007 as Instrument No.
<br />200707401 in the office of the Register of Deeds for Hall County, Nebraska. Said Deed of Trust
<br />having been assigned by virtue of an Assignment dated August 27, 2007 to U.S. BANK, N.A., and
<br />which was filed for record on August 28, 2007, as Instrument No. 200707402 in the office of the
<br />Register of Deeds for Hall County, Nebraska. PATRICIA D. SCHNEIDER was appointed
<br />Successor Trustee by virtue of a Substitution of Trustee dated September 7, 2010, and recorded
<br />October 21, 2010 as Instrument No. 201007776 in the Office of the Register of Deeds for Hall
<br />County, Nebraska. PATRICIA D. SCHNEIDER, Grantor, in consideration of the sum of Forty-
<br />Four Thousand Two Hundred Fifty and 00/100 Dollars ($44,250.00) and other good and valuable
<br />consideration received from "Fannie Mae a/Wa Federal National Mortgage Association", does
<br />hereby grant, bargain, sell, convey and confirm unto "Fannie Mae a/Wa Federal National
<br />Mortgage Association", (hereinafter "Grantee" where appropriate), the following-described real
<br />property in Hall County, Nebraska, to wit:
<br />LOT TWENTY-THREE (23), BLOCK THREE (3), MEVES FIRST
<br />ADDITION TO THE CITY OF GRAND ISLAND, HALL
<br />COLJNTY, NEBRASKA.
<br />to have and to hold the above-described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />That HEATHER G. REDDING and CORY E. REDDING, as Trustors, failed to pay to
<br />Beneficiary payments which were contractually due, and the Grantor, at the request of the
<br />Beneficiary, elected to declare the entire unpaid principal balance, together with interest
<br />thereon at once immediately due and payable.
<br />2. That a Notice of Default as required by § 76-1006 was filed by Grantor on October 21, 2010,
<br />as Instrument No. 201007777 in the Office of the Register of Deeds of Hall County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.
<br />That the Trustors failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on December 2, 2010, as Instrument No.
<br />201008986 in the office of the Register of Deeds of Hall County, Nebraska. A copy of said
<br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.
<br />5. That Grantor as required by § 76-1007 published a Notice of Trustee's Sale to be held on
<br />January 13, 2011, at 10:00 a.m. in the lower lobby of the Hall County Courthouse, l l l West
<br />First Street, Grand Island, Nebraska. Said Notice was published in The Grand Island
<br />Independent, a legal newspaper of Hall County, Nebraska, once a week for five consecutive
<br />weeks commencing on December 3, 2010, and ending December 31, 2010. The last
<br />publication notice was at least ten days prior to the Trustee's Sale scheduled for January 13,
