<br />YOU ARE HEREBY GIVEN NOTICE OF DEFAULT under a Deed of Trust executed September
<br />1, 2005, by SABAS RIVERA-ZAVALA A/K/A SABAS RIVERA Z and LETICIA DE RIVERA,
<br />husband and wife, Trustors, in favor of HOME FEDERAL SAVINGS AND LOAN ASSN OF GRAND
<br />ISLAND, as Beneficiary, and U.S. BANK TRUST COMPANY, NATIONAL ASSOCIATION, as Trustee,
<br />and which was filed for record on September 2, 2005, as Instrument No. 2005-08710, of the Mortgage Records
<br />of Hall County, Nebraska. Said Deed of Trust was assigned by the original Beneficiary, HOME FEDERAL
<br />SAVINGS AND LOAN ASSN OF GRAND ISLAND to U.S. BANK, N.A., by virtue of an Assignment
<br />dated September 1, 2005, and filed far record on September 27, 2005, as Instrument No. 2005-09609 of the
<br />Mortgage Records of Hall County, Nebraska. GREGORY L. GALLES has been appointed as Successor
<br />Trustee, replacing U.S. BANK TRUST COMPANY, NATIONAL ASSOCIATION, by virtue of a
<br />Substitution of Trustee filed for record in the Register of Deeds Office of Hall County, Nebraska. Said Deed
<br />of Trust conveys property legally described as follows:
<br />LOT SEVEN (7) 1N BLOCK THREE (3), IN COLLEGE ADDITION TO WEST LAWN, AN
<br />ADDITION TO THE CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA.
<br />Said default under the terms of the Deed of Trust has occurred by virtue of the non-payment of the installment
<br />payments due under the Deed of Trust. In addition, Trustors are hereby liable to the Successor Trustee,
<br />GREGORY L. GALLES, for all fees and costs associated with this default and recoverable pursuant to
<br />Nebraska statute § 76-1012.
<br />By virtue of said default, Successor Trustee has determined to sell or cause to be sold the trust property
<br />to satisfy the obligation referred to above.
<br />The default may be cured within one (1) month of the filing of this Notice, and the obligation and
<br />Deed of Trust may be thereby reinstated as provided in § 76-1012.
