Governing Law; Severability; Rules of Construction. This Security instrument shall be governcd by fcderal <br />law and thc law of thc jurisdiction in which thc Property is located. Applicable Law might explicitly or implicitly <br />allow thc parties to agree by contract or it might be silent, but such silence shall not be construed as a prohibition against <br />asreement by contract. Borrower's Copy. Borrower shall be given onc copy of the Note and of this Sccurity Instrumcnt. <br />18. Transfer of the Property or a Seneficial Interest in Bnrrower. As used in this Section ] 8, "Interest in thc <br />Property" means any legal or beneficial interest in the �roperty, including, but not limitcd to, those bencficial interests <br />transfcrred in a bond for decd, contract for dced, installment sales contract or escrow a�;reement, the intent of which is thc <br />transfer of title by Borrower at a future d�►te to a purchaser. <br />If all or any part of thc Property or any Interest in the Property is sold pr transferred (or if Borrower is not a natural <br />person and a beneficial interest in Borrower is sold or fransferred) without Lender's prior written consent, Lender naay require <br />immediate payment in fiill of all sums secured by this Security instrumenf. Sorrower's Right to Reinstate After Acceleration. if Borrower meets cerrain conditions, Borrower shall have <br />the right to have enforcement of this Security Instrument discontinucd at any time prior to thc earlicst of: (a) fivc days before <br />salc of thc Property pursuant to any power of sale contained in this Security instnrment; (b) such other period as Applicablc <br />Law might specify for thc termination of $orrowcr's right to reinstate; or (c) entry of a judgment enforcing this Sccurity <br />Instrument. Those canditions are that Borrower: (a) pays Lender all sunts which then would be dtre under this Security <br />Instrumcnt and thc Notc as if no acccleration had occurred; (b) cures any default nf any other covenants or a�reements; (c) <br />pays all expenses incurred in enforcing this Security Instrument, including, but not limited to, reasonable attorneys' fees, <br />property inspection and valuation fees, �nd ather fees incurred for the purpose aFprotecting Lender's interest in the Prnperty <br />and rights undcr this Sccurity lnstrumcnt; and (d) takcs such action as Lender may reasonably require to assure that Lender's <br />interest in the Property and rights under this Security Instrumcnt, and Borrower's obligation to pay the sums sccurcd by this <br />Security Instrument, shall continuc unchangcd.
