<br />cstimate thc amount of Funds due on the basis of current data and reasonable estimates of expenditures of future Escrow Items
<br />or otherwise in accordance with Applicable I,aw.
<br />The Funds shall be held in an institution whose deposits are insured by a federal agency, instrumentality, or entity
<br />(including Lender, if Lender is an institutian whose deposits are so insured) or in any Federal Home Loan Bank. Lender shall
<br />apply the Funds to pay thc Escrow Itcros no later than the timc spcciticd undcr RESPe�. Lendcr shall not chargc E3orrowcr for
<br />holding and applying the Funds, annually �nalyring the escrow account, or verifying the Escrow Items, unless 1_ender pays

<br />If there is a surplus of Funds held in escrow, as defined under RESPA, Lender shall accaunt to Borrower tbr the

<br />notify Borrower as required by RESPA, and Barrower shall pay to Lender the amount necessary to make up the shortage in
<br />accordancc with RESPA, but in no more than 12 monthly paymcnts. If thcrc is a deficicncy of Funds hcld in cscrow, as dctined
<br />under R�SPA, Lender shall notify Borrower as required by RESPA, and Borrower shall pay to Lender the amount necessary to
<br />make up th� deficiency in accordance with RESPA, but in no morc than 12 monthly payments.
<br />lJpon payment in full of all sums secured by this Security Instrument, Lender sh�ll promptly ref'und to Borrower any
<br />Funds held by Lender.
<br />4. Charges; Liens. Borrowcr shall pay all taxes, assessments, charges, �nes, and impasitions attributable to the
<br />Property which can attain priority over this Security Instniment, leasehold payments or ground rents on the Properiy, if any,
<br />and Community Association bues, Fecs, and Asscssmcnts, if any. To the extent that these iterns are Escrow [tems, Borrower
<br />shall p1y them in the manner provided in Section 3,
<br />Borrower shall promptly dischargc any lien which has priority over this Security Instrument unless Borrower; (a)
<br />agrees in writing to the payment of the abli�ation secured by the lien in a manner acceptable to Lender, but only so long as
<br />f3orrower is performing such agrecmcnt; (b) contests thc lien in good faith by, or defends against enforcement of the lien in,
<br />legal proceedings which in Lender's opinion operate to prevent the en£orcement of the lien while those proccedings arc
<br />pending, but only until such procccdings are concluded; or (c) secures from the holder of the lien an agreement satisfactory to
<br />Lender subordinating che lien to this Security instrument. If Lender detennines that any part of the Property is subjcct to a lien
<br />which can attain priority ovcr this 5ccurity lnstrumcnt, Lender may give Borrawer a notice identif'ying the lien. Within 10 days
