<br />4. Other Rights All current and Tuture rights, including air rights, develapment rights, zonin�
<br />rights and other similar rights ar intcrests, eascments, tcnemcnts, rights-af-way, strips and gores of
<br />land, streets, alleys, raati�, sewer rights, waters, watercourses, and appurtenances related to or
<br />benefiting the Land or the lmpravcments, or bath, and all rights-af-way, strcets, alleys and raads
<br />which may have been or may in the ftrture be vacated (the "Other Rights");
<br />5. Insurance Praceeds. All proceeds paid or ta be paid by any insurer nf the L�nd, the
<br />Improvements, the Fixtures, the Personalty or any other part of thc Collateral Property, whether or
<br />not Borr'ower obtained the insurance pursuant to I,ender's requirement (the "Insuranc� Proceeds");
<br />6. Awards. All awards, payments and other cvmpensation made or to be made by any
<br />municipal, state or federal authority with respcct ta thc Land, th� Impravements, th� Fixtures, the
<br />Fersonalty or any other part of the Collateral Prnperty, including any awards ar settlements resulting
<br />from condemnation proceedings ar th� total ar partial taking of thc L,and, the ]mpravements, thc
<br />Fixtures, the Persanalty ar any other part of the Collateral Property under the power of eminent
<br />domain or otherwise and including any conveyance in licu thereo�'(the "Awards");
<br />7. Contraets. All cantracts, options and other agreements far the sale af the Land, the
<br />lmprovements, lhe 1� ixtures, the Personalty ar any other part af the Collateral Praperty entered into
<br />by Borrower now vr in the future, including cash or sccurities deposited to secure performance by
<br />parties of their obligations (the "Contracts");
<br />8. Other Proce�ds. All proceeds from the conversion, voluntary or involuntary, of any of the
<br />above into cash ar liquidatcd claims, and the right to collect such prnceeds (the "Other Proceeds");
<br />9. Rcnts. All rents (whether from residential or non-residential spxce), rev�nues and other
<br />income of the l..and or the improvements, including subsidy payments reccived from any saurces
<br />(including, but nat limitcd to payments under any I�iausing Assistancc Payments Cantract),
<br />including parking fees, laundry and vending machinc incame and fees and charges for food, health
<br />care and other services �ravided at the Collateral I'raperty, whethcr naw due, past due, or to become
<br />due, and deposits forfeited by tenants (the "Rents");
<br />10. Leases. All present and future leases, subleases, licsnses, concessions ar grants or other
<br />possessory interests now or hercafter in force, whether oral ar r�vritten, cavering ar affectin� the
<br />Collateral Froperty, or any partion of the Collateral �'roperty (includin� proprietary leascs or
<br />occupancy agreements if Borrower is a cooperative housing carparation), and all modiflcations,
<br />extensians or renewals (the "Leases");
<br />1 l. Other. All earnings, royaltics, accounts receivablc, issues and profits from the Land, the
<br />Improvements or any other part of the Collateral Property, and all undisbursed proceeds of the loan
