<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about February 9, 2007, by and
<br />between MICHAEL R. LYNCH, a single person, Trustor, and U.S. BANK TRUST COMPANY,
<br />N.A., Trustee, HUME FEDERAL SAVINGS AND LOAN ASSN. OF GRAND ISLAND,
<br />Beneficiary. Said Deed of Trust was recorded on February 12, 2007, as Instrument No. 2007-01133
<br />af the Martgage Records of Hall County, Nebraska. Said Deed of Trust having been assigned by
<br />virtue of an Assignment dated Februazy 9, 2007 to U.S. BANK, N.A., and which was filed �or record
<br />an March 12, 2007, as Tnstrument No. 2007-01879 of the Martgage Records of Hall County,
<br />Nebraska. GREGORY L. GALLES was appointed Successor Trustee by virtue of a Substitution of
<br />Trustee dated May 20, 2010, and recarded September 2, 2010 as Instrument No. 2010-06288 in the
<br />Office of the Register of Deeds for Hall Caunty, Nebraska. GREG�RY L. GALLES, Grantor, in
<br />consideratian of the sum af Fifty-Six Thousand Five Hundred and 00/100 Dollars ($Sb,500.00) and
<br />other good and valuable consideration received from "Fannie Mae a/Wa Federal National
<br />Mortgage Association", does hereby grant, bargain, sell, canvey and confirm unto "Fannie Mae
<br />a/k/a Federal National Mortgage Association", (hereinafter "Grantee" where appropriate), the
<br />following-described real property in Hall County, Nebraska, to wit:
<br />Lpt 4, in Block 9, in Scarff's Addition to West Lawn, in the City of
<br />Grand Island, Hall Cpunty, Nebraska.
<br />to have and to hold the above-described prernises together with all tenements, hereditaxnents and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's succ�ssors and assigns forever,
<br />Grantor daes hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That MICHAEL R. LYNCH, as Trustor, failed to pay to Beneficiary paymexits which were
<br />contractually due, and the Grantor, at the request of the Beneficiary, elected to declare the
<br />entire unpaid principal balance, together with interest thereon at once immediately due and
<br />payable.
<br />2. That Michael R. Lynch fil�d his Chapter 7 Bankruptcy Petition on January 8, 2p 10 and U.S.
<br />Bank, N.A. obtained relief from the Bankruptcy Stay on March 25, 2010. A copy of said
<br />Order is attached hereto and rnarked as Exhibit "A".
<br />3. That a Notice of Default as requixed by § 76-1006 was filed by Grantor on Septernber 2,
<br />2010, as lnstrument No. 2010-06289 in the Office of the Register of Deeds of Hall County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed of Trust and in compliance with § 75-1008, R.R.S. Nebraska.
<br />4. That the Trustor failed to cure the default referenced in the Notice of Default within 3p days
<br />after filing of the Notice of Default.
<br />That a Notice of Trustee's Sa1e was filed by Grantor on October 19, 2010, as Instrument No.
<br />2010-07679 in the Office of the Register of Deeds afHall County, Nebraska. A copy of said
<br />Notice of the tirne and place of the sale was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with § 75-1008, R.R.S. Nebraska.
<br />6. That Grantor as required by § 76-1007 published a Notice af Trustee's Sale to be held on
<br />December 8, 2010, at 10:00 a.m, in the lower lobby af the Hall County Courthouse, 111
<br />West First Street, Grand Island, Nebraska. Said Notice was published in Grand Island
<br />Independent, a legal newspaper ofHall County, Nebraska, once a wee for five consecutive
