<br />(.n "Applicable Law" means nll controlling applicable Fedaral, state and local statutes, regulations, ordinances and
<br />adminisrrativc rules and orders (that have the efTect of law) as well as all applicable final, non-appcalable judicial

<br />(K) "Commanity Aaaociation Duea, Fees, and Assessments" means all dues, fees, assessments and other charges
<br />that arc imposed on 13orrpwer or the Properry by a condominium association, hvmeowners association or similar
<br />organization.
<br />(L) "Electronic Funds 7'ran�fer" means any transfer of funds, othar than a transaction ariginated by check, draft,
<br />or similar paper instrument, which is initiated through an electronic terminal, telephonic instrumen�, computer, or
<br />magnetic tape so as to order, instruct, or authorize a financial institution to debit or credit an account. Such term
<br />includes, but is noc limited to, point-of-sale transfers, sutomated teller machine hansactions, transfers initiated hy
<br />telephone, wire transfers, and automated clearinghousa transfers.
<br />(11� "Escrow Items" means thvse items that are described in Section 3.
<br />(N) "Miscellaneous 1'toceeds" means any compansation, settlement, award of damages, or proceeds paid by any
<br />third parry (other than insurance proceeds paid under the cpverages described in Section S) foc (i) dama�e to, or
<br />destruction of, the Froperty; (ii) condemnation or other taking of all or any part of the Property; (iii) conveyance in
<br />lieu of condemnation; or (iv) misrepresentatiqns pf, or omissions as to, thc value and/or condition of the 1'roperty.
<br />(0) "riTortgage Insurance" means insurance protecting Lender against the nonpayment of, or def'ault on, the Loan,
