Grantee desires to acquire and Grantar desires to convey an easement over and <br />through the roadway that currently exists on the Easernent Area, as defined <br />below, in accordance with the terms and conditions of this Easement, for the <br />purpose of providing a means of ingress and egress from Old 1'otash Highway <br />to the Grantee Property. <br />NOW THEREFORE, in consideration of the benefits to b� derived from the <br />agreement described herein, and in further considez of One and No/ 100 Dollars <br />(� 1.Ob), the receipt pf which is hereby acknowledged, and other valuabl� <br />consideration, Grantor and Grantee agree as follows: <br />l.. Access Easernent. Grantor h�reby grants to Grantee and its successors <br />and assigns an access easement for purposes of ingress and egress (the "Easement") <br />over the Easement Area. Grantee's rights under this Easement shall include all types <br />of vehicular and other means of ingress and egress. The parties agree that this <br />Easement is non-exclusive and that the Easernent Ar�a xnay be used in common by <br />the owner of the Grantee Property and by Grantor and its successors and assigns, <br />including without lirz�itation, its licensees. <br />2. Binding Effect.
