Lender shall give notice to Borrower prior ta acceleration fnllawing <br />Borrower' a breach af any eavenant or agreement in this Security Instrument (bnt not prlor to <br />acceleration under Section 18 unless Applicable Law provides otherwl�e). The notice �hall spe�ify: (a) <br />the default; @) the action required ta cure the default; (c) a date, not less than 30 days from the date <br />the notice ia given to Borrawer, by which the de#ault mast be cured; and (d) that faflure ta cure the <br />default on or before the date speci�ied in the notice may result in acceleration of the sums secured by <br />this Security Instrument and sale of the Property. The natice shall further inform Borrower of the <br />right to relnstate after acceleration and the right to bring a caurt action to asaert the anon-e�stence of <br />a default or any other defenae of Borrower tu acceleration and sale. If the default is not cured on or <br />before the date apecified in the not3ce, Lender at its option may require immediate payment in full uf <br />all sums secured by this Security Inatrument without further demand and may fnvoke the power of <br />sale and any other remedies permitted by Applicable Law. Lender ffihall be entltled ta eollect all <br />eapenses incurred in purauing the remedies provided in this Section 22, including, but not limited to, <br />reasnnable attorneya' fee� and costd of title evidence. <br />If the power of sale is invoked, Trustee shall record a notice of default in each county in which <br />any part of the Property is located and ahall mail copies of such notice in the manner prescribed by <br />Applicable Law to Borrower and to the ather persous pre�cribed by Applicable Law. After the time <br />rec�uired by Applicable Law, Trustee ahall �ve public notice of aale to the person� and in the manner <br />preacribed by Applicable Law. Trustee, without demand on Borrower, shall $ell the Property at <br />public auction to the higheat bidder at the time and place and under the terma de�ignated in the <br />notice of $ale in one or more parcele and in any order Trustee determinea. Trustee may postpone sale <br />of all or any parcel ot' the Property by public announcemeant at the time and place of any prevfously <br />scheduled �ale. Lender or its designee may purchase the Paroperty at any sale. <br />Upon receipt of payment of the price bid, Trustee shall deliver tu the purchaser Trustee's deed <br />conveyfng the Property. The recital� in the Truatee's deed shall be prima facie evidence uf the truth <br />of the statements made therein. Trustee shall apply the proceeds of the sale in the following order: (a) <br />to all costs and expenses of ezercfsing the power of sale, and the sale, Including the payment of the <br />Trustee's fees actually incurred and reaaonable attomeys' fees as permitted by Applicable Law; (b) to <br />all sums secured by this Security Inshvment; and (c) any ezce.�a to the person or person� legally <br />entitled to it. <br />23. Reconveyance. Upan payment of all sums secured by this Security Insbn�ment, Lender shall <br />request Trustee to reconvey the Property and shall su�rrender this Security Instrument and all notes <br />evidencing debt secured by this Security Tnstrument to Trustee. Trustee shall raconvey the Property <br />wi.thout warranty ta the pezson or persons legally entitled to it. S�ch person or persons shall pay any <br />recordation costs. Lender may charge such person or persons a fee for recanveying the Property, but only <br />if the fee is paid to a third party (such as th� Trustee) for services rendered and the charging of the fee is <br />permitted under Applicable Law. <br />24. Substitute Trustee.
