<br />'I'H15 DEED OF TRUST ("Security Inst►'utttent") is made an October 21, 2010. The grantors are Jeffrey I, Creer
<br />and Melody G Greer, Husband and wife, whose address is 514 S Shady Bend Rd, CRAND ISLAND; Nebraska
<br />G8801 ("Borrower"). Borrower is nc7t necessarily tlie same as the Person or Persons who sign the Contract. 'I'he
<br />obligations of Borrowers who did not si�n the Contract are �xplained further i�i the section titled Successnrs and
<br />Assigns Bound; Jaint and SeverAl Liability; Accommodntion Signers. T�he trustee is Arend R. Baack,
<br />Attorney whose address is P.O. Box 790, Grand Island, Nebraska 68802 ("Trustee"). The bei�eficiary is Ilome
<br />Federal Savings & Loan Associ�tlon of Grand lsland, which is organized and existing under the laws of the
<br />llnited States of An:�erica and whose address is 221 South Locust Street, Grand Island, Nebraska 65801
<br />("Lender"). Jeffrey L Greer and Melody G Greer have entered into a Equity - Line of Credit ("Contract") with
<br />Lender as of October 21, 2010, under the ternis of which Borrower may, from time to time, obtaii� advances not to
<br />exceed, at any time, a***MAXIMUM PRINCI�AL AMOUNT (EXCLUDING PRO"1"�.CTIVE
<br />AbVANCES)*** of Twenty Thousand and 00/100 Dollars (U.S. $20,000.00) ("Credit Lin�it"). Any party
<br />inter�sted in the details related to Lender's continuing obligation to make advances to Borrower i� advised to
<br />consult directly with Lender. If not paid earlier, tl�e sums owing under Borrower's Contract with Lender will be
<br />due and payable on November 1S, 2015. This 5ecurity Instrument secures to Lender: (a) the repayment of the debt
<br />under the Contract, with inlerest, including future advances, and all renewals, extensions and ►nodi�cations of the
<br />Contract; (b) the payment of all other surns, with interest, advanced to protect the securily of this Security
<br />Instnuxle�t under the provisions of the section titled P�otection af Lender's Rights in the Property; and (c) the
<br />perfortnance of Borrower's covenants and agreements under this Security Ittstrumettt and the Contract. For this
<br />purpose, Borrower, in consideration of the debt and the trust herein created, irrevocably grants and conveys to
<br />Trustee, in trust, with power of sale, the following described property located in the Caunty of Hall, State of
<br />Nebraska:

<br />Legal Description: Lot One (1), Billy Yoe Subdivisian, Hall County Nebraska according to recorder
<br />plat thereof.
<br />TOGETHER WITH all the impcovennents now or hereafter erected on tl�e property, and all easements,
<br />appurtenances, and fixtures now or herealier a part of the property. All replacements and additipns sliall also be
<br />covered by this 5ecurity Instrument. All of the foregoing is referred tn in thi� Security Instrument as the
<br />"Praperty."
<br />BORROWER COVENANTS that Borrower is lawfully seised of the estate hereby conveyed and ha.s the right lo
<br />grant and convey the Property and that the Property is unencumbered, except for encumbrances of recc�rd.
<br />Borrower warrants and will defend generally the title to the Property against all claixns and demands, subject to
<br />atty encumbrances of record.
<br />Borrower and Lender covenant and agree as follows:
<br />Payment of Princ�pal and Interest; �ther Charges. I3ocr shall promptly pay when due the principal of and
<br />interest an the debt owed under the Contract and late chargES or any other fees and charges due under the Contract.
<br />Applicable I.aw. As used in this Security Instrument, the term "Applicable Law" shall mean all cc>zatrolliAag
<br />applicable federal, state and local statutes, regulations, ordinances and administrative rules and orders (that have
<br />the effect of law) as well as all applicable final, non-appealable judicial opinions.
<br />Charges; Liens. $orrower shall pay all taxes, assessments, charges, 6nes and impositions attribut�tble tp the
<br />Property which rnay attaitt prinrity over this Security Instrument, and leaselxold paymettts c�r ground rents, if any.
<br />At the raquest of Lender, Borrower shall promptly furnish to I.ender receipts evidencing the payments.
<br />IIorrower shall promptly discharge any lien which has priority over this Security Instrument unless $orrower: (a)
<br />agrees in writing to the payment of tlie obligatipn secured by the lien in a nnanner acceptable to Lender; (b)
<br />contests in good faith the lien by, or defends against enforcement of the lien in, legal proceedings which in the
<br />Lender's opinion operate to prevent the enforcement of the lien; or (c) secures from the holder of the lien an
<br />agreement satisfactory to Lender subordinating the lien to this Security Instrument. l.f I.ender determines that any
<br />part of the Property is subject to a lien which may attain priority over this Security Instrument, L�nder may give
