That for and in consideration of the following: Grantee purchasing Lot <br /> Two (2) Grimminger subdivision of the City of Grand Island, Hall County, Nebraska <br /> from Grantor; Grantee promises to use the easement herein granted for limited purposes <br /> as hereinafter set forth, Grantor does hereby grant to Grantee an easement over, upon and <br /> across the following described real estate: <br /> A tract of land consisting of a Sixteen (16.00) foot wide easement <br /> which lies Eight (8.00) feet either side of the following described <br /> centerline and is located in a part of Lot One (1), Grimminger <br /> Subdivision in the City of Grand Island, hall County, Nebraska, said <br /> centerline being more particularly described as follows: Beginning at <br /> the northwest corner of said Lot One (1); thence running <br /> <br /> southeasterly on the westerly line of said Lot One (1), on an Assumed <br /> Bearing of S32°42'59"E, a distance of Twenty Seven and Ninety One <br /> <br /> Hundredths (27.91) feet, to the ACTUAL point of beginning; thence <br /> running N56°49'15"E, a distance Sixty Seven and Fifty Seven <br /> <br /> Hundredths (67.57) feet, to the Point of termination and containing <br /> 0.025 acres (1081 Sq. Ft.) more or less. <br /> <br /> <br /> for the purpose of giving Grantee access to parking lot parking space owned by Grantee <br /> (27 feet by 15 feet). That said easement parking space is designated on the hereto <br /> <br /> attached plat, the same being made a part hereof by reference; <br /> 2. That Grantee shall use said easement only for the purpose of vehicular <br /> <br /> ingress and egress to and from said parking space and Grantee shall not in any way <br /> encroach upon other land owned by Grantors north, south and east of said easement, or <br /> <br /> disturb the use and enjoyment of said other land by Grantor; that Grantee shall not permit <br /> <br /> <br /> 1 <br />
