<br />(d) "Applicable Law" means all controlling applicable federal, state and local statutes, regulations, ordinances and

<br />(K) "Community Association Dues, Fees, and Assessments" means all dues, fees, assessments and other char�es that aze
<br />imposed on Borrower or the Property by a condominium association, homcowners association oe similar orgamzation.
<br />(L) "Electronic Funds Transfer" means any transfer of funds, other than a transaction originated by check, draft, or similar
<br />paper i��strument, which is initiated throuph an electronic terminal, telephonic instrument, cornputer, or ma�netic tape so as
<br />to order, instruct, or authorize a financ�al institutian to debit or credit an account. Such term includes, 6ut is not limited to,
<br />point-of-sale tra�isfers, autamated teller machine transactions, transfers initiated by telephone, wire transfers, and automated
<br />clearinghouse transfers.
<br />(M) "Escrow Items" means thpse items that are described in Sectian 3,
<br />(N) "Mlscellaneaus Proceeds" means any compensation, settlement, awazd ofdamages, orproceeds paidbyacrythird party
<br />(otl�er than insurance proceeds paid under the coverages described in Section 5) for: (i) dama�e to, or destruction of, the
<br />Property; (ii) condemnation or other taking of all or any part vf the Property• (iii) conveyance in lieu of condemnation; or
<br />(iv) misrepresentations nf, or pmissions as to, the value and/or ednditian pf the Property.
<br />(0) "Mortgage lnsuranee" means insurance prntecting Lender against the nonpayment of, or default on, thc Loan.
<br />(P) "Periodic Payment" means the ragularly scheduled amount due for (i) principal and interest under tha Note, plus (ii)
<br />any amounts under Sectian 3 ofthis Security Instrument.
