4 <br />2oioo7s45 <br />this plat for the purpose of providing space for a septic file and reserve septic field for any structure <br />built upon Lot Five (5). <br />The owners may request and the City Council may vacate these easements in the event that <br />sewer is provided to the property and all structures are connected to sewer utilities. The awners shall <br />connect to city sewer at such time as the sanitary sewer is constructed adjacent to the property, is <br />approved for use, and their private onsite waste water system is in need of replacement. <br />4. Storm Drainage. The Subdivider agrees to grade all lats in the subdivision in <br />canjunction with the development proposed thereon so that storm drainage is conveyed to a public <br />right-of-way or to other drainage systems sa approved by the Director of Public Works. <br />5. Sidewalks. Immediate sidewalk construction adjacent to U.S. Highway 34, Blaine <br />Street and Bass Road shall be waived. However, the sidewalks sha11 be constructed when the <br />property owner is directed to do so by the City Council. In the event a Street Improvement District <br />is created to pave any public street in the subdivision, the Subdivider agrees to install public <br />sidewalks within one (1) year of the completion of such street impravement district in accordance <br />with the City of Grand Island Sidewalk Folicy. <br />6. Outlot A. Na develapment shall occur on Outlot A until such time as the Subdivider <br />has submitted a final plat for approval by the Grand Island City Council for �nal appraval. <br />Approval of said plat shall provide for the extension of public water lines from Blaine Street to the <br />eastern edge af the property by the Subdivider. Any lots created of less than three (3) acres shall be <br />connected to the existing sewer line in Bass Road with the agreement of the City of Grand Island <br />and, if necessary, the agreernent of the Rainbow Lakes Homeowners Association. <br />4 <br />
