<br />TRUSTEE'S DEED
<br />This instrument, made this 7�' day of October, 2010, between Eric H. Lindquist, a member
<br />of the Nebraska State Bar Association, Successar Trustee, hereinafter called "Grantor", pursuant to
<br />a power of sale contained in that certain Deed of Trust recorded on October 30, 2006 as Instnunent
<br />No. 0200609670 in the of�ce of the Register of Deeds of Hall County, Nebraska, and Federa.l
<br />National Mortgage Association, hereinafter called "Crrantee".
<br />WHEREAS, on July 21, 2010, Grantor, executed a Notice of Default pursuant to which
<br />natice was given ta Shane M. Willmert, a single man, Trustor, under that certain Deed of Trust
<br />recarded on Octab�r 3p, 2006 as Instrument No. 02pQ6Q9670 in the office of the Register of Deeds
<br />of Ha11 County, Nebraska, covering that certain premises described as:
<br />LOT EIGHT ($), BLOCK EIGHT (8), KOEHLER PLACE, AN ADDITI4N
<br />TO THE CITY OF GR.AND ISLAND, HALL COUNTY, NESRASKA,
<br />that a breach of an obligatian for which the trust property was conveyed had accurred, and setting
<br />forth the nature of such breach and of his election to sell orr cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on July 21, 2010, as Inst�nument No. ZQ1005060.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled ta notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Subsequent thereto, beginning on August 24, 2010, Grantor caused to be published in The
<br />Grand Island Independent, a newspa.per having a general circulation in Hall Caunty, Nebraska, a
<br />Notice of Trustee's Sale setpng farth a description of the property ta be sold and stating that the
<br />described properiy wauld be sold at public auction to the highest bidder for cash or certified or
<br />cashie�'s check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, N�braska at 2:Q0 p.m. on Octaber 7, 2010. Publicatian af such notice was
<br />made for five consecutive weeks nn Aug;ust 24, 2010, August 31, 2010, September 7, 241 p,
<br />September 14, 2010 and September 21, 2U1Q, the last publication being at l�ast ten (10) days but nat
<br />more than thirty (30) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed ta al.l parties
<br />entitled to notice pursuant ta said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Pursuant to said Notice af Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice af Trustee's Sale, offer saitd property for sale at public
<br />auction, and did sell the same to Nationstar Mortgage LLC for the sum o� $6$,949.85, it being the
<br />highest bidder therefor. Nationstar Mortgage LLC has assigned all o� its right, title and interest in
<br />such bid to Cnantee.
<br />NOW, THEREF�RE, in cansideration of the premises and of the sum of $6$,949.85 so bid
<br />and paid as aforesa.id, I, Grantor, do hereby grant and cnnvey unto said Grantee, its successors and
<br />assigns forever, a11 th� �state, right, title and interest vf which ths said Shane M. Willmert, a singl�
<br />man, and his successors in interest, were seized or possessed at th� time sa3d Deed of Trust was
<br />given, ar at any time thereafter, in and to the premises sold as aforesaid, to-wit:
