No waiver by Mortgagee of any breach of any covenant af <br />Mortgagor herein contained or in the Note shall be construed as a waiver of any subsequent <br />breach af the same or any other covenant contained herein or in the Note. <br />15. Further Assurances. At any time and all times, Mortgagor shall da, <br />execute, acknowledge and/or deliver, or will cause to be done, execut�d, acknowledg�d and/ar <br />delivered all and every such further acts, deeds, conveyances, mortgages, transfers and <br />assurances in law as Martgagee shall reasanable require, far the better assurin�, conveying, <br />transferring mortgaging, pledging, assigning and con�rming the Prernises unta Mortga�ee. <br />1G. Delavs or Omissions. Except as herein expressly provided to the <br />contrary, no remedy herein conferred upon or reserved to Mortgagee is intended to be exclusive <br />of any other remedy, but each and �very remedy shall be cumulative. Na delay or omission by <br />Mortgagee in exercising any right or pawer accruing upan default as hereinbefore in this <br />Mortgage provided, shall impair any such right or power, or be construed to be a waiver of any <br />s�rch default or acquiescence therein. <br />1"1. Severability. Governin� Law. The laws af the State in which the Fremises are located <br />govern this Mortgage <br />NOW, THEREFORE, in consideration of this Mortgage, the terms hereof are <br />such that, if Martgagor shall punctually pay any and all indebtedness evidenced by the Note and <br />secured hereby according to the terms of the Note and this Mort�;age and if Martgagor shall <br />punctually perform the covenants of Mortgagor herein contained, this Mortgage shall be void; <br />otherwise, the same shall reamain in fuli farGe and effect. <br />
