<br />TRUSTEE'S DEED
<br />This instrument, made this 23rd day of September, 2010, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on November 30, 2007
<br />as Instrument No. 0200710067 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />Federal National Mortgage Association, hereinafter called "Grantee".
<br />WHEREAS, on December 10, 2009, Grantor, executed a Notice of Default pursuant to
<br />which notice was given to Jose L. Morales and Carla I. Morales, husband and wife, Trustors, under
<br />that certain Deed of Trust recorded on November 30, 2007 as Instrument No. 0200710067 in the
<br />office of the Register of Deeds of Hall County, Nebraska, covering that certain premises described
<br />as:
<br />Lot Four (4), Block Fifteen (15), Rollins Addition to the City of Grand Island,
<br />Hall County, Nebraska,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was Bled for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on December 14, 2009, as Instrument No. 0200909752.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Subsequent thereto, beginning on August 11, 2010, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on September 22, 2010. Publication of such notice was
<br />made for five consecutive weeks on August 11, 2010, August 18, 2010, August 25, 2010,
<br />September I, 2010 and September 8, 2010, the last publication being at least ten (10) days but not
<br />more than thirty (30) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Pursuant to said Notice of Trustee's Sale, Jahn B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Nationstar Mortgage LLC for the sum of $120,575.38, it being the
<br />highest bidder therefor. Nationstar Mortgage LLC has assigned all of its right, title and interest in
<br />such bid to Grantee.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $120,575.38 so
<br />bid and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors
<br />and assigns forever, all the estate, right, title and interest of which the said Jose L. Morales and
<br />Carla I. Morales, husband and wife, and their successors in interest, were seized ar possessed at the
