Lindquist, a member <br />of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to <br />a power of sale contained in that certain Deed of Trust recorded on November 7, 2008 as Instrument <br />No. 0200809352 in the office ofthe Register of Deeds of Hall County, Nebraska, and the Secretary <br />of the Department of Housing and Urban Development, hereinafter called "Grantee". <br />WHEREAS, on May 20, 2010, Grantor, executed a Notice of Default pursuant to which <br />notice was given to Sheila R. Dericksan and Roger A. Derickson, wife and husband, Trustors, under <br />that certain Deed of Trust recorded an November 7, 2008 as Instrument No. 0200809352 in the <br />office of the Register of Deeds of Hall County, Nebraska, covering that certain premises described <br />as: <br />Lot Five (5), Block Fifteen (1S), Russel Wheeler's Addition to the City of Grand <br />Island, Hall County, Nebraska, <br />that a breach of an obligation for which the trust property was' conveyed had occurred, and setting <br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy <br />the obligation. Said Notice of Default was #"iled for record in the Office of the Register of Deeds of <br />Hall County, Nebraska, an May 24, 2010, as Instrument No. 0201003538. <br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice <br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-100$. <br />Subsequent thereto, beginning on July 3, 2010, Grantor caused to be published in The <br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a <br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the <br />described property would be sold at public auction to the highest bidder for cash or certified or <br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street, Grand <br />Island, Hall County, Nebraska at 2:00 p.m. on August 13, 2010. Publication of such notice was <br />made for five consecutive weeks on July 3, 2010, July 10, 2010, July 17, 2010, July 2~F, 2010 and <br />July 31, 2010, the last publication being at least ten (10) days but not more than thirty (30) days <br />prior to the date of sale. <br />A copy of such notice of the time and place of sale was thereafter mailed to all parties <br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008. <br />Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Grantor, did at the <br />time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public <br />auction, and did sell the same to CitiMortgage, Inc. for the sum of $88,117.77, it being the highest <br />bidder therefor. CitiMortgage, Inc, has assigned all of its right, title and interest in such bid to <br />Grantee. <br />NOW, THEREFORE, in consideration of the premises and of the sum of $88,117.77 so bid <br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and <br />assigns forever, all the estate, right, title and interest of which the said Sheila R. Derickson and <br />Roger A. Derickson, wife and husband, and their successors in interest, were seized or possessed at <br />LKB <br />
