2o~oos~ss <br />other dwelling structures within the development. <br />4. No dwelling structure consisting of one level shall be constructed with less than <br />One Thousand Faur Hundred Fifty (1,450) square feet of living area, exclusive of basements, <br />garages, porches, patios, decks or enclosed decks. No multi-level dwelling structure shall be <br />constructed with less than One Thousand Two Hundred (1,200) square feet of living area on the <br />ground floor, exclusive of basements, garages, porches, patios, decks or enclosed decks. <br />Additionally, each dwelling structure shall have an attached garage for not less than two (2) nor <br />more than three (3) cars unless otherwise approved by the Association and an exterior wall for <br />storage of trash containers out of sight from the street and adjacent residence. Sidewalks are <br />required and will be maintained by the homeowner and built following building codes of the City <br />of Grand Island, Hall County, Nebraska or the State of Nebraska. All public sidewalks shall be <br />curbed sidewalks. <br />5. Any and all fencing constructed or maintained on any Lot shall be composed of <br />white vinyl only and shall not exceed six (6) feet in height. Additionally, no fencing of any kind <br />shall be maintained in the front yard of any Lat. <br />6. Accessory structures such as storage sheds, playhouses or detached garages are <br />prohibited on any Lot. Additionally, aboveground swimming pools, tennis courts, basketball <br />courts, volleyball courts and other similar recreational facilities are prohibited. Furthermore, <br />outdoor clothes lines are prohibited. <br />7. No satellite dish larger than twenty (20) inches in diameter shall be <br />permitted. Any such permitted satellite dish shall be located on the dwelling structure <br />and screened so as to be as unobtrusive as is reasonably possible. <br />8. Except for political campaign signs, one (1) sign advertising the property <br />for sale and one (1) sign used by the builder to advertise the property during the <br />construction and sales period, no sign of any kind shall be displayed to the public view on <br />any Lat. No permitted sign shall be mare than five (5) square feet. <br />9. Unless the Association shall otherwise permit due to extraordinary <br />circumstances, any dwelling structure (including landscaping) or other permitted <br />improvement shall be completed within twelve (12) months after the commencement of <br />construction. <br />10. Each Owner shall be responsible for the proper storage and disposal of all <br />construction debris and materials associated with the construction of any improvement upon their <br />Lot. No building materials may be stored in open view on any Lot prior to the commencement <br />of construction. Until construction is completed upon the lot, loose debris and materials shall be <br />picked up and properly stored to prevent such loose debris and material from being spread and <br />blown throughout the Property. During construction on any Lot, the Owner of that Lot shall be <br />responsible to erect and maintain adequate erosion control measures, including silt fences, straw <br />bales, ar other measures to prevent soil runoff upon adjoining properties or streets. Each Owner <br />shall be responsible far the enforcement and monitoring of all contractors and suppliers <br />performing work upon their Lot. Each Owner shall be responsible for maintaining any <br />improvements on their Lot in a neat, safe, and attractive manner. <br />
