<br />NOTICE OF DEFAULT
<br />TO WHOM IT MAY CONCERN:
<br />You are hereby notified that Ronald J. Nielson and Jody M. Nielson, as husband and wife, as Trustors, did on
<br />or about April 12, 2002, make, execute and deliver unto United Nebraska Bank, Trustee, a Deed of Trust wherein said
<br />Trustors conveyed the following-described real property:
<br />Lot 15, Meadow Lane Subdivision, Hall County, Nebraska
<br />as security for repayment of a loan which the Trustors obtained from United Nebraska Bank, Beneficiary of said Deed
<br />of Trust which was recorded on April 12, 2002, in the office of the Register of Deeds of Hall County, Nebraska, as
<br />Instrument No. 2002-03993. The Deed of Trust was modified by two separate Loan Modification Agreements filed of
<br />record December 12, 2006, as Instrument No. 2006-10985 and January 7, 2008, as Instrument No. 2008-00149.
<br />On or about April 12, 2002, United Nebraska Bank, Beneficiary, assigned all of its right, title and beneficial
<br />interest in the Deed of Trust to Suntrust Mortgage, Inc.. The Assignment was recorded April 12, 2002, in the office of
<br />the Register of Deeds of Hall County, Nebraska, as Instrument No. 200203994.
<br />On or about September 17, 2003, Suntrust Mortgage, Inc., Beneficiary, assigned all of its right, title and
<br />beneficial interest in the Deed of Trust to Mortgage Electronic Registration Systems, Inc.. The Assignment was
<br />recorded December 9, 2003, in the office of the Register of Deeds of Hall. County, Nebraska, as Instrument No.
<br />2Q03.15831.
<br />On or about January 12, 2009, Mortgage Electronic Registration Systems, Inc., Beneficiary, assigned all of its
<br />right, title and beneficial interest in the Deed of Trust to MidFirst Bank, a Federally Chartered Savings Association.
<br />The Assignment was recorded January 21, 2009, ir- the office of the Register of Deeds of Hall County, Nebraska, as
<br />instrument No. 200900363.
<br />Camille R. Hawk, Attorney at Law, has been appointed Successor Trustee, pursuant to a Substitution of
<br />Trustee filed for record with the Register of Deeds of Hall County, Nebraska.
<br />You are further notified that there has occurred a breach of an obligation of the Trustors for which the Trust
<br />property was conveyed as security, to-wit, that the Trustors have failed to pay the Beneficiary payments that were
<br />contractually due.
<br />You are further notified that if the default breach is not cured within the redemption timeframe allowed for
<br />under the Nebraska Trust Deeds Act (Neb. Rev. Stat. §76-1001 to §76-1018), the Beneficiary has elected to and does
<br />declare the entire unpaid principal balance, together with interest thereon, at once due and payable, and the Trustee has
<br />elected to sell or cause to be sold the real property described in said Deed of Trust to satisfy said obligation.
