Treffer, a single person, GRANTOR, in consideration of One Dollar <br /> ($1.00) and other goad and valuable consideration, conveys to GRANTEE, Roebuck Enterprises a <br /> <br /> L.L.C., a Nebraska Linnited Liabilit y Company, the following described real estate (as defined in <br /> Neb. Rev. Stat. § 76-201): <br />Part of Lot Thirteen (13), County Subdivision of the South Half of the Southeast <br />Quarter (S1/2SE1/4) of Section Sixteen (16), Township Eleven (11) North, <br />Range Nine (9), West of the 6th P.M., Hall County, Nebraska: Commencing at <br />a point Forty (40) feet Westerly and Forty (40) feet Northerly from the <br />Southeasterly corner of Lot Thirteen (13) of the County Subdivision of the South <br />Half of the Southeast Quarter (S1/2SE1/4) of Section Sixteen (16), Township <br />Eleven (11) North, Range Nine (9), West of the 6th P.M., Hall County, <br />Nebraska, the real place of beginning; running thence Northerly parallel with the <br />Easterly line of said Lot Thirteen (13), for a distance of One Hundred Thirty-two <br />(132) feet; thence turning a right angle and running in a Westerly direction for a <br />distance of Sixty-four and 3/4 (64 3/4) feet; thence turning a right angle and <br />running in a Southerly direction parallel with the Easterly line of said Lot <br />Thirteen (13) for a distance of One Hundred Thirty-two (132) feet; thence <br />turning a right angle and running in an Easterly direction parallel with the <br />Southerly line of said Lot Thirteen (13) for a distance of Sixty-four and 3/4 (64 <br />3/4) feet to the place of beginning, exception therefrom, however, that part <br />thereof conveyed to Central Power Company by Warranty Deed recorded in <br />Book 75, at Page 374, of the Deed Records of Hall County, Nebraska. <br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE <br />that GRANTOR: <br />1. is lawfully seized of such real estate and that it is free from encumbrances, <br />EXCEPT subject to easements, reservations, and restrictions of record; <br />2. has legal power and lawful authority to convey the same; <br />3. warrants and will defend title to the real estate against the lawful claims of all <br />persons. <br />Executed: August ~, 2010. <br />~. -i~ <br />Delores A.
