<br /> KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about June 21, 2007, by and
<br />between GUILLERMO J. MORALES, Trustor, and U.S. BANK TRUST COMPANY,
<br />NATIONAL ASSOCIATION, Trustee, HOME FEDERAL SAVNGS AND LOAN ASSN OF
<br />GRAND ISLAND, Beneficiary. Said Deed of Trust was recorded on June 21, 2007 as Instrument
<br />No. 02007-05220 in the office of the Register of Deeds for Hall County, Nebraska. Said Deed of
<br />Trust having been assigned by virtue of an Assignment dated May 2l , 2007 to U.S. SANK, N.A.,
<br />and which was filed for record on July 31, 2007 as Instrument No. 02007-06527 in the office of the
<br />Register of Deeds for Hall County, Nebraska. GREGORY L. GALLES was appointed Successor
<br />Trustee by virtue of a Substitution of Trustee dated April 15, 2010, and recorded April 26, 2010, as
<br />Instrument No. 02010-02755 in the Office of the Register of Deeds for Hall County, Nebraska.
<br />GREGORY L. GALLES, Grantor, in consideration of the sum of Seventy-Eight Thousand Nine
<br />Hundred Forty-Eight and 47/100 Dollars ($78,948.47) and other good and valuable consideration
<br />received from U.S. BANK, NATIONAL ASSOCIATION, does hereby grant, bargain, sell, convey
<br />and confirm unto U.S. BANK, NATIONAL ASSOCIATION, (hereinafter "Grantee" where
<br />appropriate), the following-described real property in Hall County, Nebraska, to wit:
<br />LOT THREE (3), IN BLOCK TWENTY SEVEN (27), IN CHARLES
<br />WASMER'S ADD1TiON TO THE CITY OF GRAND ISLAND, HALL
<br />COUNTY, NEBRASKA.
<br />to have and to hold the above-described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That GUILLERMO J. MORALES, as Trustor, failed to pay to Beneficiary payments which
<br />were contractually due, and the Grantor, at the request ofthe Beneficiary, elected to declare
<br />the entire unpaid principal balance, together with interest thereon at once immediately due
<br />and payable.
<br />2. That a Notice of Default as required by § 76-1006 was filed by Grantor on April 26, 2010, as
<br />Instrument No. 02010-02756 in the Office of the Register of Deeds of Hall County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed ofTrust and in compliance with § 76-1008, R.R.S. Nebraska.
<br />That the Trustor failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on June 15, 2010, as Instrument No.
<br />02010-04152 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of
<br />said Notice of the time and place of the sale was thereafter mailed to all parties entitled to
<br />notice pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.
<br />5. That Grantor as required by § 76-1007 published a Notice of Trustee's Sale to be held on
<br />August 2, 2010, at 10:00 a.m. in the lower lobby of the Hall County Courthouse, 111 West
<br />h'irst Street, Grand Island, Nebraska. Said Notice was published in the Grand Island
<br />Independent, a legal newspaper of Grand Island, Hall County, Nebraska, once a week for five
<br />consecutive weeks commencing on June 14, 2010, and ending July 12, 2010. The last
<br />publication notice was at least ten days prior to the Trustee's Sale held on August 2, 2010,
