zolooss~~ <br />(4) Such other types of insurance an the Trust Estate or any part thereof as <br />may be deemed reasonably necessary by Beneficiary from time to time, including non reporting <br />type Contractor's Multiple Perils (all risk) Builder's risk insurance written on a "completed value <br />basis" in an amount equal to 100°/a of the replacement costs of the all improvements located on <br />the Land during the period or periods of construction of any improvements upon the Land. <br />(S) If the Land or any part thereof.is located in a designated oftzcial flood- <br />hazard area, flood insurance insuring the buildings and improvements now existing or hereafter <br />erected on the Land in an amount equal to the lesser of the appraised value of the buildings or <br />improvements in the flood haaard area or the maximum limit of coverage made available with <br />respect to such buildings and improvements under the Federal Flood Disaster Protection Act of <br />1973, as amended, and the regulations issued thereunder. <br />(6) While any building or improvement is in the course of being constructed, <br />renovated or rebuilt on the Land, such worker's compensation insurance as is required by statute. <br />(B) Policy Provisions. All insurance policies and renewals thereof maintained by the <br />Grantor pursuant to Sections (A)(1) through(A)(5) above shall be written by an insurance carrier <br />satisfactory to the Beneficiary, contain a standard lender or mortgagee clause in favor of and in <br />form acceptable to the Beneficiary, contain .an agreement of the insurer that it will not cancel or <br />modify the policy except after 30 days' prior written notice to the Beneficiary, and be reasonably <br />satisfactory to the Beneficiary in all other respects. The insurance maintained pursuant to <br />Sections (A)(6) shall also be written by an insurance carrier acceptable to the Beneficiary. <br />(C) Delivery of Policy. The Grantor shall deliver to the Beneficiary copies of policies <br />satisfactory to the Beneficiary evidencing the insurance which is required under Sections (A)(1) <br />through (A)(4), certificates evidencing the. insurance which is required under Sections (A)(5) and <br />(A)(6), and the Grantor shall promptly furnish to the Beneficiary copies of all renewal notices <br />and all receipts of paid premiums received by it. At least 30 days prior to the expiration date of a <br />required policy, the Grantor shall deliver to the Beneficiary a copy of a renewal policy in farm <br />satisfactory to the Beneficiary. If the Grantor has a blanket insurance policy in farce providing <br />coverage for several properties of the Grantor, including the Trust Estate, the Beneficilry shall <br />accept a certificate of such insurance together with a copy of such blanket insurance policy; <br />provided the certificate sets forth the amounts of insurance and coverage, such amounts are at <br />least equal to the amounts required above, and the original policy of insurance is written by a <br />carrier or carriers acceptable to the Beneficiary, insures against the risks set forth above, cannot <br />be amended, modified or cancelled without thirty (30) days' prior written notice to any <br />Beneficiary of the Grantor and has a full replacement cost endorsement meeting the requirements <br />of Section 3.08(A)(1). <br />(D) Assignment of Policy. If the. Trust Estate is sold at a foreclosure sale or if the <br />Beneficiary otherwise acquires title to the Trust Estate, the Beneficiary shall have all of the right, <br />title and interest of the Grantor in and to. any insurance policies required under Sections 3.08 <br />(A)(1) through, (A)(d) hereof and the unearned premiums thereon and in and to the proceeds <br />resulting from any damage to the Trust Estate prior to such sale or acquisition. <br />7 <br />
