<br />TRUSTEE'S DEED
<br />This instrument, made this 22nd day of July, 2010, between Eric H. Lindquist, a member of
<br />the Nebraska State Baz Association, Successor Trustee, hereinafter called "Grantor", pursuant to a
<br />power of sale contained in that certain Deed of Trust recorded on December 2, 2005 as Instrument
<br />No. 0200511895 in the af~ice of the Register of Deeds of Hall County, Nebraska, and PNC Bank,
<br />National Association, hereinafter called "Grantee".
<br />WHEREAS, on April 27, 2010, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Jeremy W. Ruth, an unmarried man and Danesta J. Kittelson, an unmarried
<br />woman, Trustors, under that certain Deed of Trust recorded an December 2, 2005 as Instrument No.
<br />0200511895 in the office of the Register of Deeds of Hall County, Nebraska, covering that certain
<br />premises described as:
<br />LOT TWO (2), BLOCK THIRTEEN (13), SCHIMMER'S ADDITION, CITY
<br />OF GRAND ISLAND, HALL COUNTY, NEBRASKA,
<br />that a breach of an obligation far which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on May 4, 2010, as Instrument No. 0201002974.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Subsequent thereto, beginning on June 12, 2010, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder far cash ar certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on July 21, 2010, Publication of such notice was made
<br />for five consecutive weeks on June 12, 201 p, June 19, 2010, June 26, 2010, July 3, 2010 and July
<br />10, 2010, the last publication being at least ten (10) days but not more than thirty {30) days prior to
<br />the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Grantee for the sum of $66,000.00, it being the highest bidder
<br />therefor.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $66,000.00 sa bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said Jeremy W. Ruth, an
<br />unmarried man and Danesta J. Kittelson, an unmarried woman, and their successors in interest, were
<br />seized or possessed at the time said Deed of Trust was given, or at any time thereafter, in and to the
<br />premises sold as aforesaid, to-wit:
