<br />TRUSTEE'S DEED
<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about October 12, 2006, by and
<br />between JOSE ANTONIO GOMEZ, single person, Trustor, and U.S. BANK TRUST
<br />COMPANY, NA, Trustee, HOME .FEDERAL SAVINGS AND LOAN ASSN OF GRAND
<br />ISLAND, Beneficiary. Said Deed of Trust was recorded on October 18, 2006 as Instrument No.
<br />2006-09296 of the Mortgage Records of Hall County, Nebraska. Said Deed of Trust having been
<br />assigned by virtue of an Assignment dated October 12, 2006 to U.S. BANK, N.A., and which was
<br />filed for record on December 4, 2006 as Instrument No. 2006-10767 of the Mortgage Records of
<br />Hall County, Nebraska. GREGORY L. GALLES was appointed Successor Trustee by virtue of a
<br />Substitution of Trustee dated January 18, 2010, and recorded February 26, 2010 as Instrument No.
<br />2010-01255 in the Office of the Register of Deeds for Hall County, Nebraska. GREGORY L.
<br />GALLES, Grantor, in consideration of the sum of Forty-Six Thousand Nine Hundred Eighty-Three
<br />and 45/100 Dollars ($46,983.45) and other good and valuable consideration received from U.S.
<br />BANK, N.A., does hereby grant, bargain, sell, convey and confirm unto U.S. BANK, N.A.,
<br />(hereinafter "Grantee" where appropriate), the following-described real property in Hall County,
<br />Nebraska, to wit:
<br />Lot 6, in Block 21 of Schimmer's Addition to the City of Grand lsland,
<br />Ha11 County, Nebraska.
<br />to have and to hold the above-described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />That JOSE ANTONIO GOMEZ, as Trustor, failed to pay to Beneficiary payments which
<br />were contractually due, and the Grantor, at the request of the Beneficiary, elected to declare
<br />the entire unpaid principal balance, together with interest thereon at once immediately due
<br />and payable.
<br />2. That a Notice of Default as required by § 76-1006 was filed by Grantor on February 26,
<br />2010, as Instrument No. 2010-01256 in the Office of the Register of Deeds of Hall County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.
<br />3. That the Trustor failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on May 10, 2010, as Instrument No.
<br />2010-03143 in the Office ofthe Register of Deeds of Hall County, Nebraska. A copy of said
<br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with § 76-100$, R.R.S. Nebraska.

<br />5. That Grantor as required by § 76-1007 published a Notice of Trustee's Sale to be held on July
<br />7, 2010, at 10:00 a.m. in the lower lobby of the Hall County Courthouse, 111 West First
<br />Street, Grand Island, Nebraska. Said Notice was published in Grand Island Inde endent, a
<br />legal newspaper of Hall County, Nebraska, once a week for five consecutive weeks
<br />commencing on May 12, 2010, and ending June 9, 2010. The last publication notice was at
<br />least ten days prior to the Trustee's Sale held on July 7, 2010 and said sale was not later than
<br />30 days after the last publication of notice. ~~
