<br />TRUSTEE'S DEED
<br />This Corrective Trustee's Deed is being recorded to correct the Deed of Trust Instrument
<br />Number in the Trustee's Deed recorded July 8, 2010 as Instrument No. 201004679.
<br />This instrument, made this 3`~ day of February, 2010, between Eric H. Lindquist, a member
<br />of the Nebraska State Baz Association, Successor Trustee, hereinafter called "Grantor", pursuant to
<br />a power of sale contained in that certain Deed of Trust recorded on June 11, 2007 as Instrument No.
<br />0200704837 in the office of the Register of Deeds of Hall County, Nebraska, and the Secretary of
<br />the Department of Housing and Urban Development, hereinafter called "Grantee".
<br />WHEREAS, on November 9, 2009, Grantor, executed a Notice of Default pursuant to
<br />which notice was given to Rex Allen Friedrichsen, a single man, Trustor, under that certain Deed of
<br />Trust recorded on June 11, 2007 as Instrument No. 0200704837 in the office of the Register of
<br />Deeds of Hall County, Nebraska, covering that certain premises described as:
<br />LOT FIVE (5) AND THE WESTERLY SIXTEEN FEET (16') OF LOT SIX (6)
<br />ALL BEING IN BLOCK EIGHTEEN (18) IN KERNOHAN AND DECKER'S
<br />ADDITION TO THE CITY OF GRAND ISLAND, HALL COUNTY,
<br />NEBRASKA,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on November 13, 2009, as Instrument No. 0200909006.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat, §76-1008.
<br />Subsequent thereto, beginning on December 23, 2009, Grantor caused to be published in
<br />The Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska,
<br />a Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder For cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on February 2, 2010. Publication of such notice was
<br />made for five consecutive weeks on December 23, 2009, December 30, 2009, January 6, 2010,
<br />January 13, 2010 and January 20, 2010, the last publication being at least ten (10) days but not more
<br />than thirty (30) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to CitiMortgage, Inc. for the sum of $99,840.01, it being the highest
<br />bidder therefor. CitiMortgage, Inc. has assigned all of its right, title and interest in such bid to
<br />Grantee.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $99,840.01 so bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said Rex Allen Friedrichsen, a
