with power of sale wherein the above-named as Trustar, and Pinnacle Sank, Central City,
<br />Nebraska, is named as Beneficiary, wherein the Trustar granted and conveyed to the Trustee,
<br />an the trust therein expressed, the property above-described to secure, among other
<br />obligations, payment of the indebtedness, and upon the breach of the. covenants or
<br />agreements specified in the Deed of Trust, attthorizing this conveyance as follows:
<br />1. Breach and default were made under the teens of the Deed of Trust in the
<br />'particulars set forth in the Notice of Default hereinafter referred ta, which default continued
<br />until the time of the sale:

<br />2. There was filed for record an December 7, 2009, as Instrument Na. 0200909617,
<br />a Notice of Default in the Office of the Hall County Register ofDeeds, and of election to sell
<br />the property to satisfy the obligations secured thereby and thereafter notice of the filing of
<br />the Notice of Default was seek in the statutory manner to all persons entitled to a notice
<br />thereof.
<br />3. That thereafter the Tntstee executed its Notice of Trustee's Sale, stating that it, as
<br />Trustee, would sell at public auction to the l~ighest bidder the property hereinbefore
<br />described, fixing a time and place oftlte sale as May 6, 2010, at 11:00 a.m., in the tabby of
<br />the Hall: County Courthouse in the City of Grand Islatyd, Hall County, Nebraska, and caused
<br />copies of such native to be published once a week far five consecutive weeks in the Grand
<br />Island Independent, a legal daily newspaper printed, published, and of general circulation in
<br />the County of Hall, Grand Island, Nebraska, the first date of publication was March 30, 2010,
<br />and the last day of publication was Apri127, 2010; notice of such Trustee's Sale was sent to
<br />the Trusters an4i all persons entitled to notice thereof in accordance with applicable law.
<br />4. All applicable statutory provisions of the State of Nebraska and the United States
<br />of America and all provisions of such Deed of Trust have been complied with as to the acts
<br />to be performedand t~ices to be givers. `l~he `i~rustee ak the time and place of sale fixed as
<br />aforesaid, then and there said, at public auction, to Grantee, who was ilie highest bidder
<br />therefpre, the property hereinabave described, for the sum of Five Hundred Eighty-Five
<br />Thousand Dollars ($585,000.00). ~
