<br /> KNOW ALL MEN BY THESE PRESENTS:
<br />That a Deed of Trust was made and entered into on or about May 5, 2008, by and between Cory
<br />D. Frederiksen and Megan D. Fredericksen, as husband and wife, as Trustors, and Mortgage Electronic
<br />Registration Systems, Inc., Beneficiary, wherein Old Republic National Title Insurance Company was
<br />named Trustee. This Deed of Trust was recorded May 5, 2008 in the Records of the Register of Deeds
<br />of Hall County, Nebraska as Instrument No. 2008-03829.
<br />On or about March 18, 2010, Mortgage Electronic Registration Systems, Inc., Beneficiary,
<br />assigned all of its right, title and beneficial interest in the Deed of Trust to Nationwide Advantage
<br />Mortgage Company. The Assignment was recorded March 23, 2010, in the off ce of the Register of
<br />Deeds of Hall County, Nebraska, as Instrument
<br />No. 0201001892.
<br />Camille R. Hawk, Attorney at Law, has been appointed Successor Trustee, pursuant to a
<br />Substitution of Trustee filed for record with the Register of Deeds of Hall County, Nebraska.
<br />Hereinafter the Successor Trustee, Camille R. Hawk, Attorney at Law, will be referred to as
<br />GRANTOR.
<br />The GRANTOR. in consideration of One Hundred Twenty-Seven Thousand Eight Hundred
<br />Sixty-One Dollars and Nineteen Cents ($127,861.19) and other valuable consideration received from
<br />Federal National Mortgage Association, hereinafter GRANTEE, does hereby grant, bargain, sell,
<br />convey and confirm unto GRANTEE the fallowing described real property in Hall County, Nebraska:
<br />All of Lot Thirteen (13) and part of Lot Fourteen (14) in the Re-Subdivision of Block Four
<br />(4), Second Addition to Holcomb's Highway Homes Subdivision, in the City of Grand
<br />Island, Hall County, Nebraska, that part of said Lot 14, being more particularly described as
<br />follows: Beginning at the iron stake which marks the common corner of Cochin Street of
<br />Lots 13 and 14, thence in a Southwesterly direction along the common line between said lots
<br />to a stake which marks the common corner of Lots 13, 14, 16, 2 and 3; thence in a
<br />Northeasterly direction to a point which would be 95.0 feet Southwesterly along the
<br />common line between said Lots 13, 14, and 20 feet Northwesterly at right angles to said lot
<br />line; thence Northeasterly a distance of approximately 95.0 feet on a line parallel with said
<br />common line between said Lots 13 and 14 to a point where said line intersects with Cochin
<br />Street; thence Southeasterly along the curved line separating said Lot 14 and Cochin Street,
<br />a distance of approximately 20.0 feet to the Place of Beginning.
<br />To have and to hold the above-described premises together with all tenements, hereditaments and
<br />appurtenances thereto belonging unto the GRANTEE, and to the GRANTEE'S successors and assigns
<br />forever.
<br />GRANTOR does hereby covenant with the GRANTEE and with the GRANTEE'S successors
<br />and assigns:
<br />(1) That Cory D. Frederiksen and Megan D. Fredericksen, as husband and wife, as Trustars,
<br />failed to pay the Beneficiary payments which were contractually due, and the GRANTOR, at the request
<br />of the Beneficiary, elected to declare the entire unpaid principal balance, together with interest thereon,
<br />at once immediately due and payable.
<br />(2) That a Notice of Default was retarded by GRANTOR on March 23, 2010, as Instrument
<br />No. 0201001894, in the records of the Register of Deeds, Hall County, Nebraska. Within ten (10) days
