<br />TRUSTEE'S DEED
<br />This instrument, made this 25th day of May, 2010, between Eric H. Lindquist, a member of
<br />the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to a
<br />power of sale contained in that certain Deed of Trust recorded on March 5, 2007 as Instrument Na.
<br />0200701657 in the office of the Register of Deeds of Hall County, Nebraska, and Federal National
<br />Mortgage Association, hereinafter called "Grantee".
<br />WHEREAS, on March 8, 2010, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to S. Shane Trujillo and Kandi K. Trujillo, husband and wife, Trustors, under that
<br />certain Deed of Trust recorded on March 5, 2007 as Instrument No. 0200701657 in the office of the
<br />Register of Deeds of Hall County, Nebraska, covering that certain premises described as:
<br />LOT FOUR (4), COLONIAL ESTATES NINTH SUBDIVISION IN THE
<br />CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA, ACCORDING
<br />TO THE RECORDED PLAT THEREOF,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on March 12, 2010, as Instrument No. 0201001639.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Subsequent thereto, beginning on April 13, 2010, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m, on May 24, 2010. Publication of such notice was made
<br />for five consecutive weeks on April 13, 2010, April 20, 2010, Apri127, 2010, May 4, 201.0 and May
<br />11, 2010, the last publication being at least ten (10) days but not more than thirty (30) days prior to
<br />the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to OneWest Bank, FSB for the sum of $183,582.17, it being the
<br />highest bidder therefor. OneWest Bank, FSB has assigned all of its right, title and interest in such
<br />bid to Grantee.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $183,582.17 so
<br />bid and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors
<br />and assigns forever, all the estate, right, title and interest of which the said S. Shane Trujillo and
<br />Kandi K. Trujillo, husband and wife, and their successors in interest, were seized or possessed at the
