<br />TRUSTEE'S DEED
<br />This instrument, made this 13~' day of May, 2010, between Eric H. Lindquist, a member of
<br />the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to a
<br />power of sale contained in that certain Deed of Trust recorded on April 8, 1999 as Instrument No.
<br />99-103684 in the office of the Register of Deeds of Hall County, Nebraska, and the Secretary of the
<br />Department of Veterans Affairs, hereinafter called. "Grantee".
<br />WHEREAS, on October 1, 2009, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to James E. Cumpston and Janice K. Cumpston, husband and wife, Trustors, under
<br />that certain Deed of Trust recorded on April 8, 1999 as Instrument No. 99-103684 in the office of
<br />the Register of Deeds of Hall County, Nebraska, covering that certain premises described as:
<br />THE WESTERLY FIFTY-TWO FEET OF LOT TWO (2), IN BLOCK ONE
<br />HUNDRED FOURTEEN (114), 1N RAILROAD ADDITION TO THE CITY
<br />OF GRAND ISLAND, HALL COUNTY, NEBRASKA,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />Earth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the abligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on October 5, 2009, as Instrument No. 0200907987.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Subsequent thereto, beginning on April 2, 2010, Grantor caused to be published in The
<br />Grand Lsland Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold. and. stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on May 1.2, 2010. Publication of such notice was made
<br />for five consecutive weeks on April 2, 2010, Apri19, 2010, April 16, 2010, Apri123, 2010 and April
<br />30, 2010, the last publication being at least ten (10) days but not more than thirty (30) days prior to
<br />the date of sale.
<br />A copy of such notice of the time and place of sale .was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1.008.
<br />Pursuant to said Notice of Trustee's Sale, John. B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to CitiMortgage, Inc., successor by merger to Principal Residential
<br />Mortgage, Inc. for the sum of $37,015.00, it being the highest bidder therefor. CitiMortgage, Inc.,
<br />successor by merger to Principal Residential Mortgage, Inc. has assigned all of its right, title and
<br />interest in such bid to Grantee.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $37,015.00 so bid
<br />and paid as aforesaid, I, Grantor, da hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said James E. Cumpston and
<br />Janice K. Cumpstan, husband and wife, and their successors in interest, were seized or possessed at
