<br />TRUSTEE'S DEED
<br />This instrument, made this 13`" day of May, 2010, between Eric H. Lindquist, a member of
<br />the Nebraska State Baz Association, Successor Trustee, hereinafter called `Grantor; pursuant to a
<br />power of sale contained in that certain Deed of Trust recorded on August 17, 2006 as Instrument
<br />No. 0200607369 in the office of the Register of Deeds of Hall County, Nebraska, and The Bank of
<br />New York Mellon f/k/a The Bank of New York as successor to JPMorgan Chase Bank, N.A., as
<br />trustee for the Benefit of the Certificateholders of Populaz ABS, Inc. Mortgage Pass-Through
<br />Certificates 2006-D, hereinafiter called`~C~ranted:
<br />WHEREAS, on February 9, 2009, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Ronald R. Aguilar, a single person, Trustor, under that certain Deed of Trust
<br />recorded on August 17, 2006 as Instrument No. 0200607369 in the office of the Register of Deeds
<br />of Hall County, Nebraska, covering that certain premises described as:
<br />LOT ELEVEN (11) AND THE SOUTH FIVE (5) FEET OF LOT TWELVE
<br />(12), BLOCK THREE (3), LAMBERT'S SECOND ADDITION TO THE CITY
<br />OF GRAND ISLAND, HALL COUNTY, NEBRASKA,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on February 12, 2009, as Instrument No. 0200901005.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Subsequent thereto, beginning on March 25, 2010, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on May 5, 2010. Publication of such notice was made
<br />for five consecutive weeks on March 2S, 2010, April 1, 2010, April 8, 2010, April 15, 2010 and
<br />April 22, 2010, the last publication being at least ten (10) days but not more than thirty (30) days
<br />prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev, Stat. §76-1008.
<br />Pursuant to said Notice of Trustee's Sale, Jahn B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, postpone such sale pursuant to Neb.
<br />Rev. Stat. §76-1009. Thereafter, at 2:00 p.m. on May 12, 2010, Jahn B. McDermott, attorney for
<br />Grantor, did offer said property for sale at public auction, and did sell the same to Grantee for the
<br />sum of $64,000.00, it being the highest bidder therefor.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $64,000.00 so bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said Ronald R. Aguilar, a single
