<br />TRUSTEE'S DEED
<br />KNOW ALL MEN BY THESE PRESENTS that PATRICIA D. SCHNEIDER, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about January 30, 2007, by and
<br />between ANACLETO RODRIGUEZ and EDELMIRA ARANDA DE RODRIGUEZ, as
<br />husband and wife, Trustor, and U.S. BANK TRUST COMPANY, NATIONAL
<br />ASSOCIATION, Trustee, PLATTE VALLEY STATE SANK & TRUST CO., Beneficiary. Said
<br />Deed of Trust was recorded on January 30, 2007 as Instrument No. 200700768 in the office of the
<br />Register of Deeds far Hall County, Nebraska. Said Deed of Trust having been assigned by virtue of
<br />an Assignment dated January 30, 2007 to U.S. BANK, N.A., and which was filed for record on
<br />January 30, 2007 as Instrument No. 200700769 in the office of the Register of Deeds for Hall
<br />County, Nebraska. PATRICIA D. SCHNEIDER was appointed Successor Trustee by virtue of a
<br />Substitution of Trustee dated January 13, 2010, and recorded February 4, 2010, as Instrument No.
<br />201000775 in the Office of the Register of Deeds for Hall County, Nebraska. PATRICIA D.
<br />SCHNEIDER, Grantor, in consideration of the sum of Thirty-Nine Thousand and 00/100 Dollars
<br />($39,000.00) and other good and valuable consideration received from U.S. BANK, N.A., does
<br />hereby grant, bargain, sell, convey and confirm unto U.S. BANK, N.A., (hereinafter "Grantee" where
<br />appropriate), the following-described real property in Hall County, Nebraska, to wit:
<br />THE EASTERLY 54 FEET OF FRACTIONAL LOT 2 IN FRACTIONAL
<br />BLOCK 7 IN LAMBERT'S ADDITION AND THE WESTERLY 39.6
<br />FEET OF FRACTIONAL LOT 2, AND THE EASTERLY 14.4 FEET OF
<br />FRACTIONAL LOT 3, IN FRACTIONAL BLOCK 2, OF EVAN5
<br />ADDITION, BOTH BEING ADDITIONS TO THE CITY OF GRAND
<br />ISLAND, HALL COUNTY, NEBRASKA.
<br />to have and to hold the above-described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That ANACLETO RODRIGUEZ and EDELMIRA ARANDA DE RODRIGUEZ, as
<br />Trustor, failed to pay to Beneficiary payments which were contractually due, and the Grantor,
<br />at the request of the Beneficiary, elected to declare the entire unpaid principal balance,
<br />together with interest thereon at once immediately due and payable.
<br />2. That a Notice of Default as required by § 76-1006 was filed by Grantor on February 4, 2010,
<br />as Instrument No. 2010-00776 in the Office of the Register of Deeds of Ha11 County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.
<br />3. That the Trustor failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on March 15, 2010, as Instrument No.
<br />2010-01693 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of said
<br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.
<br />5. That Grantor as required by § 76-1007 published a Notice of Trustee's Sale to be held on
<br />Apri128, 2010, at 10:00 a.m. in the lower lobby of the Hall County Courthouse, 111 West
<br />First Street, Grand Island, Nebraska. Said Notice was published in the Grand Island
<br />Independent, a legal newspaper of Grand Island, Hall County, Nebraska, once a week for five
