~~ C rn aim ca <br />+.n,wr.r+rrr <br />~~ ~ Q Q a ~ r~ ~c <br />~" ~ ~ N ~ <br />~r ~ ~ ~...~ C17 ~ <br />2oioo2~95 ~ ~' ° <br />NOTICE OF DEFAULT <br />The undersigned, being the Trustee under a Deed of Trust dated March 28, 2008, and <br />filed for record an April 1, 2008, in the real estate records of Hall County, Nebraska, as <br />Instrument No. 0200802719, and given by Shafer Properties, LLC, as Trustor, in which <br />Archer Cooperative Credit Union, is named as Beneficiary, hereby gives notice that a breach <br />of the obligations dated March 28, 2008, for which the trust property was conveyed as <br />security has occurred, the nature of such breach is the Trustor's failure to make debt <br />payments as they became due and failure to pay real estate taxes when due. <br />You are hereby notified that because of such default, the indebtedness secured by said <br />Deed of Trust is accelerated and as of Apri121, 2010, is in the amount of $295,364.29, plus <br />interest thereafter. <br />You are further notified that because of such default the undersigned has elected to <br />sell or cause to be sold the trust property to satisfy the obligations under said Deed of Trust; <br />the trust property affected is as follows: <br />Lot One (1), Dowd Subdivision, in the City of Grand Island, Hall County, <br />Nebraska. <br />Dated this Z 9 day of April, 2010. <br />Steve M.
