Fractianal Block Eight (8) of Kernohan and <br />Decker's Addition to the City of Grand Island, Nebraska and the Easterly Two <br />(2) Feet of the Westerly One Half (W1/2) of Lot Five (5) in Fractional Block <br />Eight (8) of Kernohan and Decker's Addition to the City of Grand Island, <br />according to the recorded plat thereof, and in Addition thereto an easement <br />over, across and upon the Easterly Two (2) Feet of the Westerly Thirty One (31) <br />Feet of said Lot Five (5) for the purpose of servicing the dwelling house now <br />situated upon the Easterly Thirty Five (35) Feet of said Lot Five (5) with respect <br />to repairs and improvements thereto, painting thereof changing screens and <br />storm windows thereon and any other necessary service to said dwelling; but <br />said easement to continue only so long as said present dwelling shall stand on <br />the Easterly Thirty Five (35) feet of said Lot Five (5). <br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE <br />that GRANTOR: <br />1. is lawfully seized of such real estate and that it is free from encumbrances, <br />EXCEPT subject to easements, reservations, and restrictions of record; <br />2. has legal power and lawful authority to convey the same; <br />3. warrants and will defend title to the real estate against the lawful claims of all <br />persons. <br />Executed: _ _ T ,~~.~' ~2~ ^, 2010. <br />Fred C.
