<br />This instrument, made this 9t'' day of April, 2010 between Thomas J. Young, a member
<br />of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant
<br />to t11e power of sale contained in that certain Deed of Trust Recorded on March 22, 2006 as
<br />Instniment No. 2006-02445 in the Mortgage Records in the office of the Register of Deeds of
<br />Hall County, Nebraska, and Debra K. McDermott, a married person, hereinafter called
<br />"Grantee":
<br />WHEREAS, on December 7, 2009, Thomas J. Young, as Successor Trustee, executed a
<br />Notice of Default pursuant to which notice was given to William J. Powers, Jr., Trustor(s), under
<br />that certain Deed of Trust Recorded on March 22, 2006 as Instrument No. 2006-02445, in the
<br />Mortgage Records in the offrce of the Register of Deeds of Hall County, Nebraska, covering that
<br />certain premises described as:
<br />:LOT 6, BLOCK 10, ROLLINS ADDITION TO THE CITY OF GRAND
<br />ISLAND, HALL COUNTY, NEBRASKA.
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and
<br />setting forth the nature of such breach and of his election to sell or cause to be sold property to
<br />satisfy the obligation. Said Notice of Default was filed in the Office of the Register of Deeds of
<br />Hall County, Nebraska on Recorded on December 16, 2009, as Instrument # 0200909861 of the
<br />Miscellaneous records of said County.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 R.R.S. Nebraska.
<br />Subseduent thereto, beginning on March Ol , 2010, Grantor caused to be published in
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check in the lower lobby of the Hall County Courthouse, Grand Island, Hall County,
<br />Nebraska at 10:00AM on April 09, 2010. Publication of such notice was made for five
<br />consecutive weeks on March O1, 2010, March 08, 2010, March 15, 2010, March 22, 2010,
