Paxton and Victor <br />Paxton, Beneficiary, filed as Document No. 94-107990 of the microfilm records of the Register of Deeds in Hail County, Nebraska, herein <br />called the Granter, in cui~sideratian cf Eighty'1"housandDollers ($80,000.00), a~tFl other valuable consideration, received from Grantee, <br />does hereby grant, bargain, sell, convey and confirm unto Ronald A. Paxton, herein called the Grantee, the following described real <br />property in Hall County, Nebraska: <br />The Northeast Quarter of the Southeast Quarter (NE 1/4 SE 1/4) and the Southeast Quarter of the Southeast Quarter <br />(ST' 1/4 SE l/4) of Section Three (3), Township Twelve (12) North, Range Ten (10) West of the Sixth P.M., <br />Hall County, Nebraska. <br />To have acid to hold the above-described premises together witlt all tenements, hereditaments and appurtenances thereto belonging <br />unto fhe Grantee, and to Grantee's successors and assigns forever, <br />Grantor does hereby covenant with Grantee and with Grantee's successors and assigns: <br />(1) 'That Robert and Betty Siemers, 'Trustor, failed to pay the Beneficiary payments which were contractually due, and Grantor, <br />at the request of the Beneficiary, elected to declare the entire unpaid principal balance, together with interest thereon, at once immediately <br />due and payable; <br />(2) That a Notice of Default was filed by Grantor on December 15, 2009, as Instrument Na. 0200909813 of the in the office of <br />the Register of Deeds in Hall County, Nebraska. A copy of the Notice of Default was served upon :Robert L. Siemers by certilied mail, <br />postage prepaid, on December 21, 2010. <br />(3) That Tn~stor, Robert L. Siemers and Betty Siemers, failed to cure the default referenced in the Notice of Default within 30 <br />days after the recording of the Notice of Default. <br />(4) Grantor published Notice of Trustee's Sale, to he held on Apri19, 2010, at 1:30 P.Ivi., at the front door of the Courthouse in <br />Grand Island, Hall County, Nebraska, which Notice was published in the Grand Island Independent, Grand Island, Nebraska, once a week <br />l:or five (S) consecutive weeks, commencing on March 3, 2010, and ending March 31, 2010. The last publication of nonce was at least <br />ten (10) days prior to the Tnustee's Sale, held on Apri19, 2010, and said sale was not later than thirty (30) days after the last publication <br />of Notice. A copy of the Notice of "Tnistee's Sale was served by Grantor upon: Robert L. Siemers by certified mail, postage prepaid, on <br />March 4, 2010. A Pronf of Publication was filed on April 6, 2010, as Instrument No.0201002246 in the office of the Register of Deeds <br />of Mall Cow~ty, Nebraska. <br />(5) Grantor conducted the sale of the real property at public auction on April 9, 2010, at 1:30 P.M. at the front door of the <br />Courthouse in Grand Island, Hall County, Nebraska. Grantor accepted the bid of. Ronald A.
