<br /> TRUSTEE'S DEED
<br />This instrument, made this 26`h day of February, 2010, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust retarded on September 11, 2003
<br />as Instrument No. 0200312095 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />the Secretary of the Department of Veterans Affairs, hereinafter called "Grantee".
<br />WHEREAS, on December ] 0, 2009, Grantor, executed a Notice of Default pursuant to
<br />which notice was given to Francis J. Vickers, Jr. and Ethel Marie Vickers, husband and wife,
<br />Trustars, under that certain Deed of Trust recorded on September 11, 2003 as Instrument No.
<br />0200312095 in the office of the Register of Deeds of Hall County, Nebraska, covering that certain
<br />premises described as:
<br />LOT 14, ISLAND ACRES NUMBER 7, GRAND ISLAND, MALL COUNTY,
<br />NEBRASKA, ACCORDING TO THE RECORDED PLAT THEREOF,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell. or cause to be sold such praperty to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on December 14, 2009, as Instrument No. 0200909753.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled. to notice
<br />pursuant to said Deed. of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Subsequent thereto, beginning on January 16, 2010, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, ] st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m, on February 2S, 2010. Publication of such notice was
<br />made for five consecutive weeks on January 16, 2010, January 23, 2010, ,January 30, 201 U,
<br />February 6, 2010 and February 13, 2010, the last publication being at least ten. (10) days but not
<br />more than thirty (30) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. X76-1008.
<br />Pursuant to said Notice of Trustee's Sale, Alfred E. Corey, III, attorney far Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to CitiMortgage, Inc. for the sum of $84,609.83, it being the highest
<br />bidder therefor. CitiMortgage, Inc. has assigned all of its right, title and. interest in such bid to
<br />Grantee.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $84,609.83 so bid
<br />and paid. as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and.
<br />assigns forever, all the estate, right, title and interest of which the said Francis J. Vickers, Jr. and
<br />Ethel Marie Vickers, husband and wife, and. their successors in interest, were seized or possessed at
<br />the time said Deed of Trust was given, or at any time thereafter, in and to the premises sold as
<br />aforesaid, to-wit:
