<br />DEED OF TRUST
<br />THIS DEED OF TRUST is dated March 1, 2010, among Ryan L Steffen a/k/a Ryan Steffen and Michelle R
<br />Steffen a/k/a Michelle Steffen, Husband and Wife as Joint Tenants ("Trustor"1; Exchange Bank, whose address
<br />is P.O. Box 760, #14 LaBarre, Gibbon, NE 68840 (referred to below sometimes as "Lender" and sometimes as
<br />"Beneficiary"1; and Exchange Bank, whose address is P.O. Box 5793, Grand Island, NE 68802 (referred to
<br />below as "Trustee"1.
<br />CONVEYANCE AND GRANT. Far valuable consideration, Trustor conveys to Trustee in trust, WITH POWER OF SALE, far the benefit of
<br />Lender as Beneficiary, all of Trustor's right, title, and interest in and to the following described real property, together with all existing or
<br />subsequently erected or affixed buildings, improvements and fixtures; all easements, rights of way, and appurtenances; all water, water
<br />rights and ditch rights (including stock in utilities with ditch or irrigation rights); and all other rights, royalties, and profits relating to the real
<br />property, including without limitation all minerals, oil, gas, geothermal and similar matters, (the "Real Property°) located in Hall
<br />County, State of Nebraska:
<br />PARCEL 1: Part of the Northeast Quarter of the Southeast Quarter (NE1/4 SE7/4) of Section Thirteen
<br />1131. in Township Eleven 1111 North, Range Ten (10) West of the 6th P,M. in Hall County, Nebraska, and
<br />more particularly described as follows: Beginning at a point on the East line of the Southeast Quarter
<br />(SE1/4) of Section Thirteen (131, Township Eleven (11) North, Range Ten 1101 West of the 6th P.M., such
<br />point being 1895.0 feat North of the Southeast Corner of said Quarter Section; running thence West, at
<br />right angles to the East line of said Quarter Section 290.0 feet; running thence South parallel to the East
<br />line of said Quarter Section 285.1 feet; thence deflecting 8'36" to the left and running 290.0 feet to the
<br />East line of said Quarter Section; running thence North along the east line of said Quarter Section, 287.1
<br />feet to the point of beginning EXCEPT a certain tract more particularly described in Warranty Deed recorded

<br />PARCEL 2: Part of the Northeast Quarter of the Southeast Quarter (NE1/4 SE1/4) of Section Thirteen
<br />113), in Township Eleven (11) North, Range Ten 1101 West of the 6th P.M. and more particularly described
<br />as follows: Beginning at a point on the East line of the Southeast Quarter (SE1/41 of Section Thirteen (13),
<br />in Township Eleven (11) North, Range Ten (10) West of the 6th P.M. such point being 1895.0 feet North
<br />of the Southeast corner of said Quarter Section, running thence West at right angles to the East line of said
<br />Quarter Section 29Q.Q feet, running thence South parallel to the East line of said Quarter Section 142.55
<br />feet; thence deflecting 9f~'to the left and running 290.0 feet to the east line of said Quarter Section,
<br />running thence North along the East line of said Quarter Section 142.55 feet to the point of beginning, all
<br />in Hall County, Nebraska and excepting therefrom a tract of land mare particularly described in Warranty
<br />Deed recorded as Document No. 94-108114.
<br />The Real Property or its address is commonly known as 436 N Webb Road and 506 N Webb Road, Grand
<br />Island, NE 68803.
<br />FUTURE ADVANCES. In addition to the Nate, this Deed of Trust secures all future advances made by Lender to Truster whether or not the
<br />advances are made pursuant to a commitment. Specifically, without limitation, this Deed of Trust secures, in addition to the amounts
<br />specified in the Noto, all future amounts Lender in its discretion may loan to Trustor, together with all interest thereon.
<br />Trustor presently assigns to Lender (also knpwn as Beneficiary in this Deed of Trust) all of Trustor's right, title, and interest in and to all
<br />present and future leases of the Property and all Rents from the Property. In addition, Trustor grants to Lender a Uniform Commercial
<br />Cade security interest in the Personal Property and Rents.
<br />THIS DEED OF TRUST, INCLUDING THE ASSIGNMENT OF RENTS AND THE SECURITY INTEREST IN THE RENTS AND PERSONAL
<br />PROPERTY, IS GIVEN TO SECURE IAI PAYMENT OF THE INDEBTEDNE55 AND IBl PERFORMANCE OF ANY AND ALL OBLIGATIONS
<br />UNDER THE NOTE, THE RELATED DOCUMENTS, AND THIS DEED OF TRUST. THIS DEED DF TRUST IS GIVEN AND ACCEPTED ON THE
<br />FOLLOWING TERMS:
<br />PAYMENT AND PERFORMANCE. Except as otherwise provided in this Deed of Trust, Trustor shall pay to Lender all amounts secured by
<br />this Deed of Trust as they become due, and shall strictly and in a timely manner perform all of Trustor's obligations under the Note, this
<br />Deed of Trust, and the Related Documents.
<br />PDSSESSIDN AND MAINTENANCE OF THE PROPERTY. Trustor agrees that Trustor's possession and use of the Property shall be
<br />governed by the following provisions:
<br />Possession and Use. Until the occurrence of an Event of Default, Trustor may 11- remain in possession and control of the Property;
<br />(2) use, operate or manage the Property; and 13- collect the Rents from the Property.
<br />Duty to Maintain. Trustor shall maintain the Property in tenantable condition and promptly perform all repairs, replacements, and
<br />maintenance necessary to preserve its value.
<br />Compliance With Environmental Laws. Trustor represents and warrants to Lender that: 111 During the period of Trustor's ownership
<br />of the Property, there has been no use, generation, manufacture, storage, treatment, disposal, release or threatened release of any
<br />Hazardous Substance by any person on, under, about or from the Property; 12- Trustor has no knowledge of, or reason to b i ve
