<br />Gerald H. Poehler, also known as Gerald Henry Poehler, and Patricia J. Poehler, also
<br />known as Patricia Jean Poehler, husband and wife, GRANTORS, in consideration of estate planning,
<br />conveys to GRANTEES, Gerald H. Poehler and Patricia J. Poehler, as cotrustees of the Gerald
<br />H. Poehler and Patricia J. Poehler Revocable Trust dated February 23, 2010, or their successor
<br />or successors in trust, the fallowing described real estate (as defined in Neb. Rev. Stat. 75-201):
<br />An undivided one-half ('/Z) interest in and to the South Half of the
<br />Northwest Quarter (S%ZNW~/a), and the Southwest Quarter (SWl/4) of
<br />Section Seven (7), Township Eleven (11) North, Range Twelve (12) West
<br />of the 6th P.M., said real property being more accurately described as
<br />follows: The Southeast Quarter of the Northwest Quarter (SEl/4NW'/4)
<br />and the East Half of the Southwest Quarter (E%ZSWI/4) and Lots 2, 3, and
<br />4, all in Section Seven (7), Township Eleven (11) North, Range Twelve (12)
<br />West of the 6th P.M., Hall County, Nebraska;
<br />The Northwest Quarter (NWl/~) of Section Seventeen (17), Township
<br />Eleven (11) North, Range Twelve (12) West of the 6`h P.M., Hall County,
<br />Nebraska; and
<br />The Northwest Quarter (NWl/4) of Section Six (6), Township Ten (10)
<br />North, Range Twelve (12) West of the 6t'' P.M., Hall County, Nebraska.
<br />GRANTORS covenants (jointly and severally, if more than one) with GRANTEES that
<br />GRANTORS:
<br />(1) are lawfully seised of such real estate and that it is free from encumbrances
<br />except easements and restrictions of record;
<br />(2) have legal power and lawful authority to convey the same; and
<br />(3) warrant and will defend title to the real estate against the lawful claims of all
<br />persons.
