<br />THIS WARRANTY DEED, made this ~ ~ day of February, 2010, between
<br />NALL, INC., a Nebraska corporation (herein called "Grantor"), whose mailing address is
<br />112 Riverview Drive, Phillips, Nebraska 68865, and AXIS CAPITAL, INC., a Nebraska
<br />corporation (herein called "Grantee"), whase mailing address is 308 North Locust Street,
<br />Grand Island, Nebraska 68801.
<br />(The words "Grantor" and "Grantee" include all genders, plural and singular,
<br />and their respective heirs, successors and assigns where the context requires or permits.)
<br />WITNESSETH: That Grantor, for and in consideration of the sum of Ten
<br />Dollars ($10.00) and other goad and valuable consideration, in hand paid at and before
<br />the sealing and delivery of these presents, the receipt and sufficiency of which are hereby
<br />acknowledged, has granted, bargained, sold, aliened, conveyed and confirmed and by
<br />these presents does grant, bargain, sell, alien, convey and confirm unto Grantee all that
<br />tract or parcel of land described an Exhibii..A> attached hereto and made a part hereof, and
<br />all improvements, easements, hereditaments and appurtenances thereto appertaining
<br />(collectively, the "Property").
<br />This Warranty Deed and the warranty of title contained herein are made
<br />subject only to the items set forth on Exhibit B attached hereto and made a part hereof
<br />(the "Permitted Exceptions"), expressly including (i) that certain Deed of Trust, Security
<br />Agreement, Assignment of Leases and Rents, Financing Statement and Fixture Filing
<br />dated March 13, 2008, executed by Grantor in favor of AXIS Capital, LLC recorded on
<br />March 14, 2008 in the Register of Deeds Office of the County of Hall, Nebraska as
<br />Instrument No. 0200802163, as corrected by affidavit to AXIS Capital, Inc. ("Lender")
<br />recorded on November 4, 2009 in the Register of Deeds Office of the County of Hall,
