<br />This instrument, made this 3rd day of February, 2010, between Eric H. Lindquist, a member
<br />of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to
<br />a power of sale contained in that certain Deed of Trust recorded on February 1 S, 2007 as Instrument
<br />No. 0200701225 in the office of the Register of Deeds of Hall County, Nebraska, and Federal
<br />National Mortgage Association, hereinafter called "Grantee".
<br />WHEREAS, on November I3, 2009, Grantor, executed a Notice of Default pursuant to
<br />which natice was given to Debarah L. Jackson and Charles Jackson, wife and husband, Trustors,
<br />under that certain Deed of Trust recorded on February 1 S, 2007 as Instrument No. 0200701225 in
<br />the office of the Register of Deeds of Hall County, Nebraska, covering that certain premises des-
<br />cribed as:
<br />LOT ELEVEN (11), BLOCK ONE (1), IMFERIAL VILLAGE
<br />SUBDIVISION, CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on November 17, 2009, as Instrument No. 0200909083.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Subsequent thereto, beginning on December 23, 2009, Grantor caused to be published in
<br />The Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska,
<br />a Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on February 2, 2010. Publication of such natice was
<br />made for five consecutive weeks on December 23, 2009, December 30, 2009, January 6, 2010,
<br />January 13, 2010 and January 20, 2010, the last publication being at least ten (10) days but not more
<br />than thirty (30) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Pursuant to said Notice of Trustee's Sale, Jahn B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Chase Home Finance LLC for the sum of $137,757.19, it being the
<br />highest bidder therefor. Chase Home Finance LLC has assigned all of its right, title and interest in
<br />such bid to Grantee.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $137,757.19 so
<br />bid and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors
<br />and assigns forever, all the estate, right, title and interest of which the said Deborah L. Jackson and
<br />Charles Jackson, wife and husband, and their successors in interest, were seized or possessed at the
