<br /> TRUSTEE'S DEED
<br />This instrument, made this 3rd day of February, 2010, between Eric H. Lindquist, a member
<br />of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to
<br />a power of sale contained in that certain Deed of Trust recorded on July 12, 2006 as Instrument No.
<br />0200606181 in the office of the Register of Deeds of Hall County, Nebraska, and Federal National
<br />Mortgage Association, hereinafter called "Grantee".
<br />WHEREAS, on October 7, 2009, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Brenda R. Anderson, a single person, Trustor, under that certain Deed of Trust
<br />recorded on July 12, 2006 as Instrument No. 0200606181 in the office of the Register of Deeds of
<br />HaII County; Nebraska; covering that ce>~tairi premises described as:
<br />LOTS 2 AND 4, BLOCK 14, IN COLLEGE ADDITION TO WEST LAWN IN
<br />THE CITY OF GRAND TSLAND, HALL COUNTY, NEBRASKA,
<br />that a breach of an obligation far which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on October 13, 2009, as Instniment No. 0200908167.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Subsequent thereto, beginning on November 27, 2009, Grantor caused to be published in
<br />The Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska,
<br />a Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on January 6, 2010. Publication of such notice was
<br />made for five consecutive weeks on November 27, 2009, December 4, 2009, December l 1, 2009,
<br />December 18, 2009 and December 24, 2009, the last publication being at least ten (10) days but not
<br />more than thirty (30) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, postpone such sale pursuant to Neb.
<br />Rev. Scat. §76-1009. Thereafter, at 2:00 p.m. on. February 2, 2010; John B. McDermott, attorney far
<br />Grantor, did offer said property for sale at public auction, and did sell the same to CitiMortgage, Inc.
<br />for the sum of $81,497.83, it being the highest bidder therefor. CitiMortgage, Inc. has assigned all
<br />of its right, title and interest in such bid to Grantee.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $$1,497.83 so bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said Brenda R. Anderson, a single
<br />person, and her successors in interest, were seized or possessed at the time said Deed of Trust was
<br />given, or at any time thereafter, in and to the premises sold as aforesaid, to-wit:
