<br />14. Covenants of Trustar_with,~e~c~to,Leases. Without the prior written consent of Beneficiary,
<br />Trustor shall not, directly or indirectly, with respect to arty lease of space in the Trust Property, or any portion thereof,
<br />whether such lease is now or hereafter in existence:
<br />of one month;
<br />Accept or permit arty prepayment, discount or advance payment ofrent hereunder in excess
<br />b. Cancel or terminate the same, or accept any cancellation, termination or surrender thereof,
<br />or permit any event to occur which would occur thereunder to terminate or cancel the same, other than
<br />termination far nonpayment of rent;
<br />c. Amend or modify the same so as to reduce the term thereof, the rental payable thereunder,
<br />or to change any renewal provisions therein contained;
<br />d. waive any default thereunder, or breach thereof;
<br />e. Give arty consent, waiver or approval thereunder or take any other action in connection
<br />therewith, or with a lessee thereunder, which would have the effect of impairing the value of the lessor's
<br />interest thereunder or the property subject thereto, or of impairing the position or interest of Beneficiary
<br />therein; or
<br />f. Sell, assign, pledge, mortgage or otherwise dispose of, or encumber its interest in any said
<br />lease or any rents, issues, profits issuing or arising thereunder.
<br />Trustor hereby designates, constitutes and appoints Beneficiary, its successors and assigns, with full power
<br />of substitution, its true and lawful attorney with power For it and in its Warne, place and stead, for in the Warne of
<br />Beneficiary, to ask, demand, collect, receive, receipt and give full and complete acquittances for arty and all rents,
<br />issues, profits and income hereby assigned which may become due and payable by lessees or other occupants of the
<br />Trust Property; and at its discretion to file any claim ar take arty other action or proceeding to make any settlement of
<br />arty claim, either in its own name or in the Warne of Trustor, or otherwise, which the Beneficiary, or any successor may
<br />deem desirable th order to eollect and enforce the payment of arty and all rents, issues, profits and income herein
<br />assigned. The lessees and occupants of the Trust Property, or any part hereof, are hereby expressly authorized and
<br />directed to pay all rents and sums herein assigned which would be payable to Trustor, except for this Deed of Trust,
<br />to the Benefrciary, and to transmit and deliver such payment to the Beneficiary or such nominee as it may designate
<br />in writing, delivered to and received by such lessee or occupant, who is expressly relieved of any and all duty, liability
<br />or obligation to the Trustor in respect of all payments so made.
<br />Beneficiary shall be, and hereby is, vested with full power to use all such measures, legal and equitable, as
<br />in its discretion may be deemed necessary or proper to enforce this Deed of Trust and to collect the rents, issues, profits
<br />and income assigned hereunder, including the right to enter upon the premises and to take possession thereof; and
<br />Tnrstor hereby grants full power and authority to the Beneficiary to exercise all rights, privileges and powers herein
<br />granted at any time and all times hereafter, without notice to Tnrstor, with full power to use and apply all of the rents,
<br />issues, profits and income herein assigned to the payments of arty indebtedness or liability of the Trustor to the
<br />Beneficiary, in such order as Beneficiary may determine.
<br />Beneficiary shall be under no obligation to Trustor to press any of the rights or claims assigned to it hereunder
<br />or to perform or carry out any of the obligations undertaken by Trustor under the leases, and it does not assume any
<br />of the liabilities in connection with, or rising or growing out of, the covenants and agreements of the Trustor; and
<br />Truster covenants and agrees that it will faithfully perform all of the obligations imposed upon it under the leases herein
<br />assigned, and agrees to indemnify Beneficiary, andholdBeneficiary harmless, from any andall liability, loss or damage
<br />which may or might be incurred by Beneficiary under the leases or under or by reason of this Deed of Trust, and from
<br />arty and all claims and demands whatsoever which be asserted against the Beneficiary by reason of any alleged
<br />obligation or undertakings on its part to perform or discharge any of the terms, covenants or shall not operate to place
