<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about August 31, 2007, by and
<br />between NANCY M. PAULICK, a single woman, Trustor, and U.S. BANK TRUST COMPANY,
<br />NATIONAL ASSOCIATION, Trustee, FIVE POINTS BANK, Beneficiary. Said Deed of Trust
<br />was recorded on September 4, 2007, as lnstrument No. 2007-07599 of the Mortgage Records of Hall
<br />County, Nebraska. Said Deed of Trust having been assigned by virtue of an Assignment dated
<br />August 31, 2007 to U.S. BANK, N.A., and which was filed for record on September 4, 2007 as
<br />Instrument No. 2007-07600 of the Mortgage Records of Hall County, Nebraska. GREGORY L.
<br />GALLES was appointed Successor Trustee by virtue of a Substitution of Trustee dated August 20,
<br />2009, and recorded September 18, 2009 as Instrument No.2009-07576 in the Office of the Register
<br />of Deeds for Hall County, Nebraska. GREGORY L. GALLES, Grantor, in consideration ofthe sum
<br />of Ninety-Eight Thousand One Hundred Nine and 39/100 Dollars ($98,109.39) and other good and
<br />valuable consideration received from FEDERAL NATIONAL MORTGAGE ASSOCIATION,
<br />does hereby grant, bargain, sell, convey and confirm unto FEDERAL NATIONAL MORTGAGE
<br />ASSOC1AT10N, (herenafter "Grantee" where appropriate), the following-described real property in
<br />Hall County, Nebraska, to wit:
<br />Lot 25, Block 5, Morris Third Addition, City of Grand Island, Hall
<br />County, Nebraska.
<br />to have and to hold the above-described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />That NANCY M. PAULICK, as Trustor, failed to pay to Beneficiary payments which were
<br />contractually due, and the Grantor, at the request of the Beneficiary, elected to declare the
<br />entire unpaid principal balance, together with interest thereon at once immediately due and
<br />payable.
<br />2. That a Notice of Default as required by § 76-1006 was filed by Grantor on September 18,
<br />2009, as Instrument No. 2009-07577 in the Office of the Register of Deeds of Hall County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.
<br />That the Trustor failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice ofTrustee's Sale was filed by Grantor on November 4, 2009, as Instrument No.
<br />2009-087$4 in the Office of the Register ofDeeds of Hall County, Nebraska. A copy of said
<br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.
<br />5. That Grantor as required. by § 76-1007 published a Notice of Trustee's Sale to be held on
<br />January 6, 2010, at 10:00 a.m. in the lower lobby of the Hall County Courthouse, 111 West
<br />First Street, Grand Island, Nebraska. Said Notice was published in Grand Island Independent,
<br />a legal newspaper of Hall County, Nebraska, once a week for five consecutive weeks
<br />commencing on November 9, 2009, and ending December 7, 2009. The last publication
<br />notice was at least ten days prior to the Trustee's Sale held on January 6, 20 0 and said sale
<br />was not later than 30 days after the last publication of notice.
