<br />ARfiICLE III
<br />UTILITIES
<br />Section 3.2 The Sublessee agrees to pay for all water,
<br />elects~cit"T y, gas and ath~r utilities and services used by
<br />Sublessee on the subleased preaaises during the term of this
<br />Lease.
<br />ARTICLE Iv
<br />REPAIR AND MAINTENANCE
<br />Section 4.1 The Sublessor, at its sole expense, hall keep
<br />the lease Project as now or hereafter constit~sted with all
<br />improve',ments and additions made thereto and the; adjoining
<br />sidewal'~s, curbs, walls, parking areas, landscaping, access
<br />roads, and waults clean and in good condition, and shall make all
<br />repairs,, replacements and renewals., whether ordinary or
<br />li structural
<br />extraordinary, seen or unforeseen, including a
<br />repairs, necessary to maintain the' leased Project',. All, repairs,
<br />replacements and. renewals shall be at least equal in quality of
<br />materials and workmanship to gist originally existing,. in the
<br />leased Project., This, obligation of repair and. maintenance shall
<br />include all items of personal property such as equipment,
<br />furniture and the like, which are now, or hereafter may become, a
<br />part of the Project being subleased hereunder.
<br />ARTICLE V
<br />ALTERATIONS; IMPROVEMENTS; REMOVALS
<br />Section 5.1 Al-1 buildings; structures, improvements,
<br />fliacl~iinery; ec pment and other property cotastructed; placed or
<br />in~alled in ar upon the Project as an addition to, or as a
<br />substitute for or in renewal or replacement of, any buildings,
<br />~tru~~ur~~r improwe~,ents,, machinery, equipment- or'other property

<br />shall become a art. of the Pro act, provided that all property
<br />other than the existin propert the building and the leased
<br />equipment and any and all other property or interest therein,
<br />whether real or personal or tangible or intangible, which has
<br />been acquired by the County of Hall out of funds other than those
<br />represented. by the proceeds from the- sale of bonds, and any
<br />products, proceeds, replacements, renewals or substitutions
<br />therefrom shall not be deemed part of the Project. Any such
