"Cost", as applied to the Project or to any Additional Improvemencs, shall embrace, without intending thereby to limit or restrict any proper definition of such term under the provisions of the Act, all costs of acquisition and construction and all obligations and expenses and all items of cost which are set forth in Section 403 of this Indenture. "Daily Newspaper'' shall mean a newspaper regularly published in the English language at least five business days in each calendar week. "Excluded Property" shall mean all property other than the Existing Property, the Building and the Leased Equipment as defined herein and any anc9 all other property or interest therein, whether real or personal or tangible or intangible, which has been acquired by the Issuer out of funds other than those represented by the proceeds from the sale of the Bonds, and any products, proceeds, replacements, renewals or substitutions therefrom. "Existing Property" shall mean all that certain real graperty situated in Hall County, Nebraska, subject to and described in the Ground Lease, attached hereto as "Exhibit A" and made a part hereof. "Fiscal Year", except as otherwise provided in this Indenture, shall mean the period commencing on the first day of January of any year and ending on the last day of December of that same year; or such other dates as the company shall adopt for financial statement purposes. "Governing Body° shall mean the Board of Supervisors of The County of Hall, Nebraska, being the Governing Body of the County. "Government Qbligataone" shall mean obligations of, or obligations the principal of and the interest on which are unconditionally guaranteed by, the United States of Ameriea. '"Ground Lease" shall mean the lease dated August 21, 1981 between the Railroad and the Sublessee providing fox the leasing of the Existing Property by the Railroad to the Sublessee. "Ground 5ublease° shall mean the sublease dated as of November 15, 1981 from the Issuer to the Company and from the Comgany to the Sublessee subleasing the Existing Progerty.
