<br />~ 81--OG533~s <br />b) Provided, further, that if the Buyer should elect <br />nat to make the application-for the loan cn the premises or fails to act <br />in good faith, then the Buyer shall forfeit all proceeds paid to the <br />Sellers as of that data. and this contract shall be null and void. <br />LIENS AND ENCUMBRANCES <br />6. The 1980 and ail <br />prior years taxes and special assessments levied and assessed up to <br />aettiement date will be paid by-the Sellers. The 1981 real estate-texas <br />w3El he pro-.rated between the parties up to sattlamerrt data, with the <br />SaAlsra paying the pro-rata portion thereof up to settlement date. The <br />Boyars will pay the 1982 and all subsequent real estate taxes and any <br />specifll assessments thereafter levied before the same becomes delinquent <br />or as long as this agreement is in existence. <br />8. The 5sllere will prepare and execute their Warranty <br />Deed eonusying said premises to the Buyer.
